This position requires the ideal candidate to be completely responsible for their property meeting & meeting budget expectations, have a strong grasp of the drivers of financial property performance, and communicate directly with senior leadership & ownership on all aspects of property operations. • Drive achievement and maintaining occupancy of asset including executing on marketing plan, physically leasing apartments, performing marketing outreach, ensuring
• excellent curb appeal and the readiness of apartment homes
• Create a wonderful place to call home for the residents! Develop and maintain positive resident relations through cost effective resident functions, resident communication and ensuring service level requirements are achieved.
• Timely collection of rents and aggressive pursuit of delinquencies. Create and implement a plan for reducing delinquency on challenged properties. Plan should take immediate effect and monthly improvement in delinquency number should be noted.
• Maintain ethical, professional, and courteous relations with residents, teammates, and contractors
• Be a key contributor to the attainment of all management company goals
• Building & mentoring a team of talented resident-centric sales-focused individuals
• Manage the administration of activities related to the physical operation of the properties
• Work closely with project and construction teams on development of asset
• Manage relationships with vendors including invoice processing, arranging service and procuring bids
• Participate in regular property inspections through regular property visits
• Ensure communities properly maintain all leases, AppFolio updates, service request and contract files
• Increase resident retention through the execution of lease renewals with increased rental rates

• A strong background in multiple years of multifamily property management is required, lease-up experience is highly encouraged
• 3+ years’ experience in managing multiple direct reports
• Proven ability to drive positive results while representing and promoting core values
• Excellent verbal and written communication skills
• Solid analytical skills and working with income statements and financial statements
• Proven examples of change leadership and responsibility for on-site project management
• A sense of empowerment, accountability, and success at achieving goals, driving performance and developing team members
• Appfolio, G-suite, and Microsoft Office experience is a plus
