King County Metro Transit's Rail division is seeking motivated and enthusiastic hands-on
Building Operating Engineers!

Link Light Rail, Metro Transit's Rail Division is responsible for operating and maintaining Link Light Rail service on a 20 plus mile route from the Angle Lake Station south of Sea-Tac Airport to the Northgate station in North Seattle. Plans and/or construction are underway extending the system to the north, east, south, and west. Expansion over the next five years alone will include the addition of more than 20 stations and 40 miles of light rail track. The light rail line is a critical part of the region's transportation network and carries more than 79,000 weekday daily riders.

Building Operating Engineersperform skilled day-to-day operation, maintenance, troubleshooting and repairs of facility heating, ventilation and air conditioning (HVAC) and related building systems for Metro Rail facilities while providing the opportunity to be exposed to a diverse set of operating systems and technology. Selected candidates will be assigned work on a range of facilities located throughout King County and learn various systems.

Vacancy Information
This recruitment will be used to fill multiple Career Service (CS) positions and may be used to establish a list for future opportunities if they occur over the next twelve months at the hiring manager's discretion. These career service positions are open to the general public and to current King County career service employees.

Work Location
The selected candidate will report to the Rail Operations & Maintenance Facility and assigned to work at multiple locations throughout King County.
Work Schedule
Career Service employees' work schedules and locations are based on a seniority "pick" system, which occurs twice a year. Employees must be able and willing to work any shift, including any combination of days off, at any location. Positions to be filled by this recruitment are non-exempt and therefore eligible for overtime pay.
Wage Information
1st shift pay range: $37.33 - 53.33 per hour,

Qualified candidates typically start at or above the mid-point (Step 3) of the established pay range, and the top step of the pay range is achieved within three (3) years or less through automatic step progression, depending on initial step placement at time of hire.

• Perform maintenance, preventative maintenance and repair on HVAC, refrigeration equipment and systems.
• Troubleshoot and repair all air conditioning units, water coolers, split systems, direct and indirect gas fired rooftop units, boilers, chillers, heat pumps and mixing boxes.
• Troubleshoot building, water side, and air side systems through performance analysis.
• Troubleshoot, repair and adjust pneumatic, electronic and line voltage controls.
• Troubleshoot and repair electrical control circuits for all types of HVAC equipment.
• Maintain and repair air handlers including adjustments to airflow and temperatures to achieve maximum energy efficiency and comfort level.
• Conduct water tests and chemically treat boiler, condenser and chilled water systems.
• Use Facilities Automated Control System to locate system problems and take corrective action.
• Use desktop and laptop computers to access and operate control systems and related control devices.
• Maintain work logs, simple records and prepare reports as needed.
• Clean mechanical room, pick up and deliver parts.
• Optimize system/equipment operation for efficient energy management and energy reduction.
• Perform other duties as assigned.

• Three (3) total years of journey-level work experience in the HVAC field; OR completion of an accredited HVAC program and 1.5 years of experience in the HVAC field; Or two (2) total years of journey-level work experience in the HVAC field and one year of HVAC training or education.
  • This should include experience with refrigeration and air conditioning equipment, boilers, gas burners, chillers, heat pumps, direct digital controls (DDC) and line voltage controls, control circuits, hydronic, balancing systems, and variable frequency drives.
• Knowledge and skill in maintenance and repair of refrigeration equipment. This should include soft soldering, brazing, electrical schematic reading, equipment installation, electrical troubleshooting, calibration techniques and an understanding of the pressure/temperature characteristics of various refrigerants and how these apply to refrigeration troubleshooting and efficient equipment operation.
• Knowledge and skill in maintenance and repair of gas burners. This should include calibration and tuning techniques and the function/repair/diagnosis of the various elements in the gas train.
• Knowledge and skill with Direct Digital Controls (DDC) and line voltage controls. This should include the ability to read and interpret wiring diagrams, general trouble shooting techniques and the proper use of a multi meter to diagnose problems.
• Knowledge and experience with preventive and predictive equipment maintenance tasks and schedules.
• Demonstrated knowledge and skill to perform energy management functions and write equipment run programs and schedules.
• Demonstrate behaviors that include fairness, respect, inclusiveness, integrity, and ethical conduct.
• Ability to work well and respectfully with a diverse group of individuals from a variety of different positions and backgrounds.
• Ability to clearly communicate orally and in writing.
• Ability to read and follow building blueprints and other design schematics.

Desirable Qualifications

• Five years of journey-level experience in the HVAC field.
• Training in Siemens Building Technologies, Apogee PPCL programming, and/or Apogee Advanced Operations.
• Low Voltage Electrical certification.
• Experience with Variable Frequency Drive (VFD) systems.
• Advanced skill in gas fired combustion analysis to enhance efficient operations.
• Advanced skill in troubleshooting hydronic systems.

Necessary Special Requirement

• Chlorofluorocarbon (CFC) certification to buy and handle refrigerants. (Certification must be received within the first year of employment).
• City of Seattle Refrigerating Operating Engineer License. (Certification must be received within the first year of employment).
• City of Seattle Steam Operating Engineer Grade 3 License. (Certification must be received within the first two years of employment).
• Current valid Washington State Driver's license and an acceptable driving record.

Physical Requirements
This position is required to frequently lift and carry objects up to 50 pounds and occasionally lift objects up to 100 pounds with assistance. Frequent walking, reaching, climbing, kneeling, stooping, and safe operation of power tools are also required. Work is often performed in cramped and awkward positions.
Work Environment
Work may be performed in inclement weather, confined spaces and at heights such as roofs. Must be able to work in hot areas such as boiler rooms and inside fan plenums. When warranted, must be able and willing to wear safety equipment and protective clothing as required.Selection Process
