Job Summary:

Maintenance Engineers perform preventive and corrective maintenance on commercial real estate building machinery and large building systems such as fire/sprinkler, plumbing, electronic, electrical, HVAC, energy management, etc. They are proficiently skilled in a least on of these trades or disciplines and cross-trained in the others. Maintenance Engineers regularly inspect and conduct preventive tests to ensure proper working conditions of all the building’s equipment and overall operational infrastructure. They troubleshoot, diagnose, and repair or replace failed equipment and/or non-functioning components, belts, filters, etc. As necessary, they may coordinate efforts with vendors and/or third parties for the most complex repairs or for services under warranty and inspect completed repairs to ensure proper operation. Maintenance Engineers may also be responsible for various locksmith tasks and/or the management of key security. Once assigned tasks are completed, Maintenance Engineers update and close their items in the company’s computerized work order and preventive maintenance system. More experienced Maintenance Engineers provide mentorship and training to those less experienced. They participate in and/or may lead special projects related to the improvement of building operations and efficiencies.

Required Skills/Abilities:

· Ability to follow instructions from supervisors or senior maintenance workers.

· Knowledge of general carpentry and repair.

· Ability to use hand tools and power tools.

· Excellent organizational and time management skills.

Education and Experience:

· Minimal – High school diploma or equivalent; 3+ years applicable building maintenance, repair, and upkeep experience demonstrating a positive leadership aptitude.

· Optimal – Post-secondary education in an applicable skilled trade or discipline; 5+ years experience performing general maintenance and repair duties for commercial real estate properties including 1+ years experience leading or managing others in related tasks.

Physical Requirements:

· May be required to work outside of normally scheduled hours as mandated by the client, project, and/or workload (e.g., evenings, weekends, and/or holidays)

· Local travel between various assignments may be required and include the use of a personal of or company vehicle

· May be required to carry a pager and/or cellular phone

· 24x7 availability

· Safety equipment or protective gear is required as necessary (e.g., insulated gloves, protective eye wear, hearing protection, safety belts, hard hat)

· Computer usage may be required up to 25 percent of the time

· Work requires extensive physical activities such as walking, standing, lifting, bending, kneeling, squatting, pushing, pulling, reaching, crawling, climbing, etc., which may include the use of step stool or ladder. These activities may involve equipment supplies weighing up to 50 pounds. Associates are encouraged to take an active role in the safety of their work environment. Associates are expected to follow the proper written work safety practices and procedures for their personal safety and to prevent possible injuries due to the above physical activities and hazards

· May be required to perform work in confined spaces, on the rooftop, or under flooring

· May be required to utilized various hand-held tools and equipment (e.g. hammer, welder, saw, drill, drill press, cutting torch, etc.)

· May be exposed to hazardous chemicals and fumes

· May be exposed to lethal stored energy sources (mechanical and electrical)

· May be required to work out in adverse weather conditions

· Work location may be in an underground storage facility where outdoor view may be limited

· Must be able to operate a 2-way radio or other similar form of immediate communication

· May be required to administer basic first aid (e.g., adhesive bandages, oxygen, etc.)

· May be required to operate a fire extinguisher
