The Associate Manager of National Tenant Improvement Allowances (TIA) is responsible for supporting the Manager - National TIA, Construction & Procurement, with the oversight of all TIA related processes & procedures across a large portfolio of industrial properties. The Associate Manager of National TIA will be involved with all phases of a TIA -from reaching out to the tenant after lease execution to reviewing the reimbursement package once the work is completed
RESPONSIBILITIES
- Upon a new lease, containing a TIA, being signed, communicate with tenant to relay guidelines of the approval and reimbursement processe & distribute the reimbursement checklist.
- Maintain constant communication with field team members to keep a pulse on anticipated plans (i.e. when will they begin work? How long will it take?).
- Monitor the accuracy of Expected Completion Dates in Yardi to ensure accurate cash forecasting.
- Identify expiring allowances proactively and work with the Leasing team to coordinate the formal memorializing of any extensions that are granted. Coordinate the authorization/approval to commence work on TIA projects with the tenant and the Regional Construction Team.
- Review reimbursement requests to ensure all required documentation has been provided prior to releasing improvement funds
- Maintain relationships with Property Management and Leasing to ensure new policies are being communicated and instituted.
- Assist the Transactions Team with acquisition and disposition due diligence.
- Analyze Commercial Leases (predominantly industrial) for any tenant led work and understand the scope of work
QUALIFICATIONS
- BA or BS in relevant field of study (Construction Management, Real Estate, Business Management or similar)
- 3-4 years' experience in the Real Estate or Construction industry required Project management experience required
- Strong proficiency with Microsoft Outlook, Excel, Word, PowerPoint; familiarity with Yardi is preferred
- Detail-oriented and organized
- Ability to multi-task effectively in a fast-paced work environment
- Excellent oral and written communication skills
