Essential Duties and Responsibilities:

  • Provide leadership direction to our third-party, 40-person facilities engineering team.
  • Support client tenant needs with alterations to mechanical, electrical, and plumbing systems.
  • Oversee self-managed single-tenant building systems to ensure best industry practices are in place to maximize useful life of capital equipment.
  • Directly manage Alexandria’s third-party HVAC vendors and contractors.
  • Support real estate development team members on capital projects by reviewing equipment submittals and selecting best building systems for efficiency and long-term reliability.
  • Establish standards and specifications for new construction and renovations to ensure serviceable, efficient, and reliable systems are in place.
  • Develop and maintain standard operating procedures and programs for new and existing assets, ensuring that regulatory compliance is maintained and engineering best practices are applied to all assets.
  • Manage and work closely with service vendors, construction contractors, and third-party engineering teams to ensure proper follow-through on work orders, repairs, and maintenance for all assets.
  • Participate in property operations setup, including but not limited to back-of-house operations, major building equipment commissioning, and third-party engineering team onboarding.
  • Provide technical assistance and support for facilities maintenance, working with contract service vendors and building engineering teams to correct potential building system issues.
  • Ensure accurate maintenance repair logs and records, utilizing company systems.
  • Ensure that regulatory and compliance documentation, including city- and agency-required forms and renewals, are tracked and completed on time.
  • Recommend capital improvement and operational changes for existing facilities to advance corporate sustainability initiatives.
  • Communicate properly with tenants to ensure that maintenance and repairs are handled with minimal disruption to tenant productivity.
  • Support construction projects, including but not limited to work letter administration, tenant plan review, architect and contractor engagement and management, budget and tenant improvement allowance monitoring, and project close-out.
  • Assist in the Company’s development, build-to-suit, expansion, conversion, capital improvement, and tenant improvement projects at office/laboratory properties in the San Diego region.
  • Review and approve consultant, design, and construction contracts related to asset maintenance and capital projects.
  • Oversee mechanical systems monitoring and troubleshooting, which includes some on-call responsibilities, and respond to urgent system failures off hours, if required.
  • Supply to Asset Managers a cost analysis on future maintenance of proposed new equipment and systems.
  • Provide quarterly summaries on engineering metrics to the SVP of Asset Services.

Qualifications and Experience:

  • At least 10 years of industry experience with life science facilities.
  • Bachelor’s degree in Mechanical, Electrical, or any other Physical Engineering discipline required. Professional Engineer (PE) designation preferred.
  • Proficient knowledge of mechanical, electrical, plumbing systems, system commissioning evaluations, and laboratory support systems design.
  • Proficient operational and analytic-function knowledge of building management systems.
  • The expected base salary range for this position is $185,000 USD to $215,000 USD annually. This salary range is an estimate, and the actual salary may vary based on the consideration of many factors, which may include, but are not limited to: the individual’s knowledge, experience, education, qualifications, skills, job location, and the Company’s compensation practices.
