Duties include but are not limited to:
Aged Delinquencies:
- Reconcile and Follow up with tenants on a weekly basis.
- Ensure tenants pay on time.
- Assess late fee appropriately.
- Bring issues to manager's attention.
- Marry & Clean up any pending items left in Aging.
Follow Up:
- Ensure responsiveness to tenant issues.
- First Line of response to tenant/vendor questions.
Monthly Rent Ups:
- Ensure tenants are billed per lease.
- Check for recent renewals.
- Check rent reductions.
- Check for CPI increases.
- Check for accuracy.
- Ensure all tenant adjustments are completed to reflect upcoming rent statement.
- Marry & Clean up any pending items left in Aging
Monthly Reports
- Ensure variance explanations are accurate.
- Ensure aged and property/tenant updates are accurate.
- Check for accuracy.
- Assist with monthly variance reports.
Common Area Reconciliation
- Ensure tenants questions are answered appropriately.
- Refer to lease for specific information.
- Research and dispatch vendors as needed .
Tenant Adjustment Forms
- Check if one time charges or recurring charge.
- Check charge codes.
- Reverse and/or Bill for previous months if needed.
- Include back up for tenants file.
- Check calculations for accuracy.
Invoices & G/L Coding
- Ensure each invoice is checked against MRI's or Yardi’s AP or G/L Inquiry
- Check against Assumptions/Budget
Lease Abstracts
- Update tenants commencement, renewal or lease changes.
- Update promptly and give to manager for review
- Ensure Accuracy when completing Abstract
- Ensure correct Rent, CAM amounts, and Commencement Dates
Qualifications: Experience within Commercial Retail Real Estate, proficiency with Excel and hands on experience with AppFolio, MRI, Yardi and Avid Exchange a plus.
