Assistant Project Manager
PTS Data Center Solutions, Inc., is a recognized leader in data center, enterprise, commercial, industrial IT, and technology.
The Assistant Project Manager performs a supporting role in the execution of the project. This includes working to ensure construction is progressing as scheduled and contract specifications are adhered to, and leading and directing the work of others.
Job Responsibilities
- Maintain communication with all members of the project team including client and their representatives, inspectors, vendors, subcontractors, and others essential to the success of the project.
- Maintain project schedule updates, maintain three week look ahead, present meeting minutes, review and process RFI’s, assist with review and processing of submittals, assist with change order preparation, monitor and report certified payroll, assist with monthly billing prep, including trade billing review, assist with LEED report review and submission
- Reviews and approves field design change requests prepared by field and area Engineers.
- Reviews Architectural and Engineer supplied drawings and purchase order specifications to ensure that each vendor has adequate information to supply required field furnished material, field furnished material has been ordered, and delivery dates support the schedule.
- Directs the day-to-day operations of construction projects for the operating unit.
- Assist during the closeout of projects including the management of punch out activities, preparation of warranty documents, acquisition of lien waivers and other responsibilities as directed by Project Manager or the Accounting Department
- Responsible for safe work practices and implementing company safety programs for all subordinates.
- Ensures all work production meets internal and external quality standards.
- Develops and implements resource and production plans to meet customer needs.
- Makes contacts and develops and maintains business relationships with customers, subcontractors, vendors, and industry associations.
- Travels to specific job sites (frequency depending on size, location, and issues) in order to coach and support field supervisors.
- Evaluates and encourages the performance of all subordinates, including conducting formal performance appraisals on direct subordinates.
- Establishes tracking methods and systems in order to measure and report crew productivity; compare results versus estimates and report weekly job progress on all assigned work.
- Identifies, problem solves, and corrects problem areas on loss or low profit jobs.
- Responsible for meeting and exceeding established Key Performance Indicators (KPIs) as defined by executive leadership
Job Qualifications
- Must be a U.S. Citizen
- 2-5 years of relevant on-the-job experience in the Project Manager capacity in large scale commercial construction projects.
- Knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles and techniques, as well as accounting principles.
- OSHA 10 & 30 completed courses are required.
- Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite and Microsoft Project
- Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule.
- Demonstrates leadership and interpersonal skills.
- Working knowledge of estimating and project management with an acceptable degree of construction knowledge
- Extensive knowledge and understanding of data-driven cost estimating and analysis techniques and standard practices
- Demonstrated knowledge in industrial safety and OSHA regulations with ability to develop and implement viable safety plans / measures
- Skilled in facilitating teamwork and coordinating efforts for the successful achievement of goals
- Excellent supervisory and management skills with ability to resolve conflicts, grievances, confrontations or disagreements in a constructive manner
- Ability to read and comprehend blueprints
- Ability to read and understand pricing requirements outlined in contractual documents
- Solid customer service skills with ability to develop professional relationships
- Excellent organizational skills with ability to effectively manage multiple projects, priorities and deadlines
- Strong decision-making and problem-solving skills
- Ability to exercise discretion and independent judgment
