Salary:

The Levy Company is currently hiring an experienced Assistant Project Manager responsible for planning and coordinating activities throughout the life cycle of assigned projects to ensure on time and within budget completion.  Serve as the company’s liaison to general contractors, owners, and subcontractors to ensure client satisfaction.


Essential Functions may include, but are not limited to:

  1. Facilitate job awareness meetings prior to the start of each assigned project.
  2. Create, track, and modify as necessary project budgets, plans, schedules, subcontracts, RFIs, submittals, details, takeoffs, and RFMs.
  3. Read the project’s contract and specifications and ensure compliance with contract obligations.
  4. Serve as the liaison between the Company and the general contractor or owner and subcontractors.
  5. Identify, document, communicate, and track project issues.
  6. Identify needs for subcontracting opportunities, create formal requests for quotes, analyze subcontractor quotes, and make recommendations for selection.
  7. Review and analyze all plans, blueprints, specifications, and other documentation relating to assigned projects.
  8. Create a detailed takeoff list of materials needed to complete project.
  9. Request needed resources from Purchasing and assist with coordination of delivery.
  10. Secure required permits.
  11. Perform change order preparation, tracking, and execution.
  12. Track, document, report, and invoice for all completed work and material on hand / in storage.
  13. Create sub-pays and authorize payment for all subcontractors.
  14. Organize and maintain project folder and documentation.
  15. Perform earned labor review, cost to complete projections, and backlog resource analysis on a scheduled basis and present on findings.
  16. Manage financial aspects of contracts (progress billing, rental equipment, income / expenses) to protect the company’s interest and simultaneously maintain good relationship with the client.
  17. Work with project management throughout the project to ensure timely and on-budget completion.
  18. Visit project jobsites for coordination, conflict resolution, and / or status meetings, as well as jobsite visual progress updates.
  19. Manage and facilitate all project closeout activities and post-project review.
  20. Address, apply for, and coordinate activities for utility connections needed for assigned projects.


Required Qualifications:

  1. At least one year of work experience as a Project Manager, coordinator, or in a lead role in commercial construction.
  2. Bachelor’s degree in a related discipline or significant related experience beyond the minimum required.
  3. Valid Texas driver license.


Preferred Qualifications:

  1. Experience using Autodesk, Build, Plangrid, Procore and HCSS construction management software.
  2. Experience using Foundation enterprise system.
  3. TDLR Master or Journeyman Electrician License.

  6. Proficient in using Microsoft Office (Outlook, Word, and Excel).

  9. Effective oral and written communication skills.
  10. Ability to be self-motivated, proactive, and collaborative.
  11. Ability to interact effectively and professionally with all levels within the organization, as well as with vendors, customers, and others.

Working Environment:

Work is performed primarily indoors, sitting, and performing work using a computer for long periods of time, and may be performed in outdoor environments with constant exposure to noise, dust, fumes, noxious odors, gases, mechanical and electrical hazards, moving objects, sharp edges, and temperature extremes


Equipment:

Position will utilize a pool vehicle.

 

Physical Demands:

  1. Constant standing or sitting at a desk or table for up to eight (8) hours per day.
  2. Constant use of a computer for up to eight (8) hours per day.
  3. Standing / walking for up to two (2) hours per day frequently and up to four (4) hours occasionally.
  4. Occasional lifting and / or exerting of force up to 20 pounds and frequent lifting of up to five (5) pounds.
  5. Occasional bending, stooping, and twisting.
  6. Frequent climbing in/out/onto vehicles and operation of a motor vehicle for up to eight (8) hours per day.
  7. Occasional climbing of steps and / or stairs and walking on uneven terrain.
  8. Visual acuity to drive, work at a computer, perform manual detailed work, and to read printed and electronic documents.
  9. Hearing capacity to effectively communicate with and present to others in person and by telephone and to receive, perceive, and react to common construction and road environment noises.
  10. Manual dexterity to frequently manipulate, handle, and feel.
  11. Frequent operation of a motor vehicle for extended periods of time up to eight (8) hours per day, driving to and between work locations.
