POSITION DESCRIPTION
Title: Maintenance Lead
Category: Maintenance
Supervisor: Maintenance Manager
General Description: In alignment with the mission of Greccio Housing and the agency’s Strategic Plan, the Maintenance Lead will need the ability to adapt in a fast paced, quickly changing environment while focusing on organizing, communicating, prioritizing and completing work orders and projects. In addition, the Maintenance Lead serves as back-up to the Maintenance Manager when the Maintenance Manager is out of the office or otherwise unavailable.
Primary responsibility areas are as follows (including, but not limited to):
- Oversee and complete the “make-ready” process to prepare vacant apartment homes for new move-ins.
- Monitor overall quality of a make-ready unit via inspection prior to it being made ready in Yardi.
- Manage the upkeep of maintenance vehicles, to include routine oil changes and tire rotation.
- Collaborate with the Maintenance Manager on inspections of building structures to determine the need for repairs or renovations.
- Coordinate volunteer opportunities with Resident Resources and provide direction and coordination of work to be completed by the volunteers.
- Communicate regularly with the Maintenance Manager to ensure smooth transition if acting in a back-up capacity.
- Back-up to Maintenance Manager duties-
- Regularly perform routine, urgent, and/or on-call maintenance duties and responsibilities.
- Utilize system software (Yardi) for computer reports, checklists and electronic make-ready boards for up-to-date status of condition of units.
- Research, recommend, and implement processes and projects to improve maintenance and operations, using the most up-to-date technology.
- Maintenance Tech duties- Perform basic carpentry, HVAC, plumbing, electrical, make ready repairs and painting as necessary.
- Implement seasonal preventative maintenance measures.
- Maintain inventory of supplies and repair equipment.
- Shovel snow.
- Schedule and supervise vendors, such as unit/carpet cleaning and painting.
- Complete unit and exterior inspections and take necessary action.
- Quick on-call/after-hours response to maintenance emergencies on a weekly rotating schedule with other Maintenance team members. *Only candidates who live in El Paso County will be considered due to response time requirements.
- Utilize smart phone technology & effectively and efficiently manage a zone system with multiple properties per zone.

Minimum Qualifications:
- High school diploma or similar with 3 years’ general maintenance experience and skills/expertise, with demonstrated expertise or as liaison with the public/clientele.
- At least 1 year of supervisory experience overseeing a team of maintenance techs.
- Well-versed in technical/engineering operations and facilities management best practices.
- Broad knowledge of maintenance repairs to include plumbing, HVAC, electrical, etc.
- Professional presentation, highly-detailed and organized, ability to work independently with the ability to prioritize and manage multiple tasks while demonstrating sound adherence to agency mission, strategic plans, and standards of excellence.
- Superior follow-through, organization and customer service-oriented.
- Highly adaptable and flexible.
- Acceptable criminal, credit, and driving history.
Preferred Qualifications:
- Two years of technical training.
- Two years of maintenance experience on multi-family properties.
- Demonstrated experience managing multiple properties at one time.
- Knowledge of Yardi IT software.
- Bilingual.
