Qualifications:
• Previous maintenance experience is required, Residential or Commercial maintenance ideal
• Must be reliable and dependable
• Valid Driver License required upon hire after temp period
• HVAC, EPA certifications Type I and II, or Universal for refrigerant recycling, and CPO certifications strongly desired
• Must be able to operate common maintenance related tools including but not limited to: electric saws, cordless screwdriver, drill, air conditioners, water heaters, chlorine test kit, various screwdrivers, nut drivers set, pliers, various wrenches, wire crimping/stripping tool, drill bits, hammers, tape (ruler), and ladders
• Will interact regularly with residents, vendors, contractors, all levels of employees, and clients and, therefore, must possess excellent interpersonal skills
• Proficiency in using property management software(s) and Microsoft Office is preferred
• Experience in compressor diagnosis, fire sprinklers and irrigation systems preferred
• Must have basic knowledge of OSHA Requirements and Local, City and State Ordinances
• On-call responsibilities as needed
Duties:
This role is primarily focused on the day-to-day property maintenance, as well as maintaining the resident request system, with the potential to grow your skillset by taking additional training.
Essential Duties and Responsibilities include:
• Monitor and maintain the physical condition such as preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies while enforcing safety policies and regulations
• Complete resident service requests in a timely manner, properly maintain resident request system such as keeping accurate records, as well as completing any appropriate follow up
• Communicate concerns about the physical needs of the property to management, and communicate any unusual or extraordinary circumstances to residents as needed
• Diagnose and perform maintenance / repairs on HVAC, electrical and plumbing systems, water and sewer lines, and other general property maintenance such as appliances, fences, roofing, flooring, fireplaces, pool area and other equipment as required
• Assist in custodial and grounds work, such as snow removal, moving appliances, equipment, furniture, as needed, in a safe manner when necessary
• Participate in on-call emergency schedule for evening, weekend, and holiday coverage
• Perform Make-readies, such as preparing vacant apartments units for turns and to be move-in ready and perform regular apartment and property inspections
• Scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
• Maintains an organized Maintenance Shop, such as operating community within budgeted guidelines, and monitoring the supply and upkeep of all tools required by the company
• Participation and concern for work-safety programs and must be willing and able to attend periodic classes and training, which may occur outside of the assigned scheduled hours
