In this role you will responsible for construction management, asset optimization and executing the credit union’s expansion plans. Reporting to the CFO, the VP of Corporate Real Estate plays a pivotal role in managing Real Estate transactions including the company’s land and fixed assets, whether owned or leased.

SUMMARY:

The VP of Corporate Real Estate is a key leadership position responsible for construction management, asset optimization and executing the credit union’s expansion plans. Reporting to the CFO, the VP of Corporate Real Estate plays a pivotal role in managing Real Estate transactions including the company’s land and fixed assets, whether owned or leased. Provides strategic direction, operational management, and administrative direction of the Corporate Real Estate department. Responsible for negotiating and drafting agreements for real property transactions; requiring familiarity with best practices in lease structures, including ground leases, office leases and various financial structures. Ensures organizational adherence to Corporate Real Estate policy & procedures. Manages the strategic plan for the real property holdings of Keesler Federal, identifying and capitalizing on opportunities that align with the credit union’s goals.

SUPERVISORY RESPONSIBILITIES:

The VP of Corporate Real Estate oversees Facilities & Maintenance, Procurement and Supply, Project & Assets Management and Corporate Real Estate. Carries out supervisory responsibilities under the organization's policies and procedures, strategic plan, and applicable federal, state, and local laws. Comprehensive supervisory responsibilities entail overseeing the entire employee lifecycle, from interviewing, selecting, and hiring candidates. Additional supervisory responsibilities encompass performance management, coaching, and implementing appropriate rewards, promoting, transferring, resolving problems, and fostering a positive work environment. The expectations are to maintain a well-trained high performing staff by creating an environment of development through developing staff and teaching them how to develop their staff.

ESSENTIAL FUNCTIONS:

  • Plays a strategic role in expanding our branch network, operations centers, and corporate facilities to support our growth initiatives. This involves identifying suitable locations, negotiating deals, and managing the development process.
  • Responsible for managing and optimizing the performance of the credit union’s Real Estate assets. This includes ensuring properties are well-maintained, delivering value and aligning with the credit union’s overall asset management strategy.
  • Oversees Construction Management, this includes the planning, design, and construction of new branches, operations centers, and corporate facilities.
  • Collaborates cross functionally to ensure seamless integration of Real Estate decisions with daily operations.
  • Establish the direction, goals, implementation strategy, and policies of the Corporate Real Estate functions to ensure that business practices within the department conform with company, state, federal and other relevant laws and regulations.
  • Translate strategic and tactical business plans into operational plans, making operational decisions within defined parameters.
  • Provides leadership and direction; planning, developing, managing, and administering business operations of our Corporate Real Estate; directing and controlling Real Estate programs to assure accountability for the allocation of resources and results.
  • Through a team of Leaders and Managers, directs the activities of Facilities Construction & Maintenance, Facilities Project & Assets Management, and Purchase & Supply to ensure a trained, motivated, and professional staff capable of providing effective and efficient service delivery. Develops action plans to correct any noted deficiencies.
  • Ensures that construction projects remain within approved budget allocations.
  • Responsible for business continuity of critical facilities and risk mitigation due to the potential damage and disruption of services caused by hurricanes and other natural disasters.
  • Monitor occupancy and construction costs through benchmarking with an understanding of industry best practices to reduce or maintain expenses while providing high-quality services.
  • Keeps abreast of and is proactive on all ADA, OSHA, and safety regulatory requirements.
  • Manages and negotiates Real Estate transactions, including planning and feasibility analyses, purchases, dispositions, easements, and leases, with expert contracting advice, coordinating closely with CFO and other executive leaders.
  • Performs property management of key assets.
  • Works with Compliance and Risk on transactional documents for the acquisition/disposition of Real Estate in coordination with attorneys and professionals involved in the transactions. Consummates transactions within delegated authority or recommends approval when a transaction exceeds authority delegated to the position.
  • Oversees preparation of bid packages, property positioning, ordering appraisals, advertising, escrow closing, title reports, surveys, etc.
  • Performs and oversees market studies and property/financial analysis and appraisals as needed. Ensures due diligence with specific responsibility for market value and title.
  • Assists with the disposal of property and assets, works with brokers, conducts book value versus market value analytics.
  • Provides oversight & input to the Facilities & Construction Department, Internal and External project managers, FF&E coordinators, and move management functions.
  • Oversees hires for Architects, Engineers, General Contractors, or Design-Build Firms as needed for space planning and construction projects.
  • Oversees building and facility vendor management providers, both internal and external contracts.
  • Reviews and approves within financial authority level all project invoices and tracking contract costs per standard template.
  • Provide executive level reporting using analytics & insights - through systems, tools, processes, and business understanding, deliver proactive and actionable analytics & insights in support of planning and execution.
  • Participate as a key thought leader, influencing decision-making, identifying priorities, and managing (both directly and indirectly) staff in multiple locations.
  • Take ownership of performance management for the business including identifying and reporting KPIs which are linked to company strategy and drive positive actions.
  • Executive leader of strategic projects to improve operations and capabilities.
  • Periodic travel to locations within the CONUS branch and office area will be conducted for both site searches and to evaluate the current needs of each location.
  • Performs other duties as may be assigned.

KNOWLEDGE & SKILLS

Education:

  • Bachelor's degree in Business, Construction or combination of equivalent experience and certification.
  • Certification in Facilities Management through a professional organization is preferred.
  • Certification in Construction Project Management is preferred.

Experience and Other Requirements:

  • Six (6) years of progressively responsible relevant experience, which includes at least three (3) years of managerial experience.
  • At least three (3) years of senior level practical and managing experience in Real Estate or a closely related field.
  • Work experience in financial services Real Estate transactions a plus.
  • Experience negotiating Corporate Real Estate transactions and drafting contractual documents.
  • Demonstrated expertise in Real Estate principles and practices.
  • Must possess superior analytical, communication, interpersonal, and management skills.
  • Ability to effectively present information and respond to questions from executives including Board of Directors, regulatory agencies, and the general public.
  • Solid understanding of data analysis and use of metrics.
  • Ability to diagnose operational issues quickly.
  • Ability to work collaboratively; act discretely and tactfully and handle sensitive and confidential information; manage/lead conflict resolution.
  • Demonstrated ability to develop strong and effective working relationships with key stakeholders, both internal and external to the business unit.
  • Demonstrated experience with how Real Estate decisions impact daily operations and member experience.
  • Familiarity with best practices in lease structures, including ground leases, office leases and various financial structures.

Computer Skills:

  • Ability to operate a PC with a high level of proficiency in Microsoft applications, including Word, Excel, PowerPoint, and Publisher.
  • Must be proficient in using e-mail and the internet.

Interpersonal Skills:

A significant level of trust and diplomacy is required in addition to normal courtesy and tact. Work involves extensive personal contact with others and is usually of a personal or sensitive nature. Work may involve motivating, influencing, or training others. Outside connections become essential and fostering sound relationships with other entities (companies and/or individuals) becomes necessary and often requires the ability to influence and/or sell ideas or services to others.

Certificates, Licenses, and Registrations:

Certified Facility Manager (CFM) preferred
