The Real Estate Pricing Manager will support both domestic and global Transaction Management business development, new account pursuits and the evaluation and structuring of commercial solutions for our client teams and solutions development personnel. S/He will be responsible for creating commission projections, financial and scenario modeling, resource and TM technology pricing, internal proforma analysis, and pricing template development for new and renewing business growth opportunities. S/He will work primarily on Transaction Management business development, but may also support multi-service bids as part of a team, with responsibility for assembling related real estate portfolio management services pricing for a pursuit. In addition, s/he will work on and will be asked to direct special Transaction Management projects, where needed.
The Real Estate Pricing Manager will manage and work with professionals across a wide variety of disciplines and business units and global geographies, including sales and solutions teams for transactions management, workplace strategy, lease administration, occupancy planning and project management, supporting activities for JLL Work Dynamics new business development. Demonstrated experience in managing complex projects to successful outcomes is paramount as is the ability to think strategically, act proactively and with a sense of urgency.
The candidate will have matrix relationships with Americas Transactions Management Operations Leads, Sales Enablement and Solutions Development.
ESSENTIAL FUNCTIONS
Sales Process

  • Manage sales process and support complex, global, large, and small TM pursuits with high level of expertise; Collaborate with and integrate pricing inputs from Product Teams, Business Lines, Service Line SME’s, Account Management representatives and pursuit team into a final pricing solution
  • Possess a background in Transaction Management Product/Operations (on account), ideally with depth in Transaction Management/Portfolio Strategy experience
  • Build transaction commission and volume projections and understand the impact of differing transaction types, speculative revenue, commission pay structures and rebates on financial structures
  • Own proformas for RFP negotiations and evaluate scope and pricing changes to P&L
  • Work with counterparts in Europe, Latin America and Asia Pacific to consolidate P&Ls and client solutions Sales or Operations executives across Regions
  • Manage all commercial/pricing deliverables that will be key for RFP response and business planning, including;
  • Profitability Measurement (proformas)
  • Complete and accurate Pricing Template
  • Benchmarking, Analysis & Assumptions to support the pricing
  • Risk Identification
  • Pricing related Exhibits and Schedules for the RFP process, through and including negotiations and contracting
  • Deal Committee/approval documentation
  • Assist during Transition in educating the account team on pricing assumptions and model to enable them to deliver on the deal post go-live
  • Assemble pricing/proformas from other real estate portfolio services lines for large, multi-service bids as requested from time-to-time.
Maintain Tools and Models
  • Assist Americas Operations Leads in development of TM model of the future; work with global pricing tool team to ensure the global tools reflect the latest TM solution and delivery models
  • Contribute to the continuous improvement of pricing tools to increase accuracy, reduce risk and improve efficiency of the firm’s pricing capability.
  • Maintain a database of client real estate data, offered solutions and rebates, unique strategies, staffing and cost models for future reference and tool updates
  • Explore sources for updating model assumptions and ensure tools stays current (i.e. market rental rates, global commission trends, compensation rates, deal terms, etc.)
EDUCATION AND EXPERIENCE
  • 5 years of relevant work experience, MBA or other advanced degree preferred
  • Strong business and financial acumen
  • Strong communication, intellectual curiosity, and interpersonal skills
  • Strong organization skills with strong focus on accuracy, thoroughness and attention to detail
  • Self-starter with focus, energy and leadership ability to drive projects forward
  • Independent worker with a team player attitude
  • Ability to work effectively in remote settings and across global time zones
  • Proven ability to juggle multiple deliverables and manage high-touch clients
  • Proficiency using Excel and similar tools
  • Ability to travel occasionally
