Summary of Job Description:
The Senior Lease Administrator & Database Analyst is responsible for abstracting critical lease provisions and inputting them into the AMT lease database. This position manages co-tenancy and exclusive violations by working with Operations and landlords. The Senior Lease Administrator & Database Analyst leads monthly renewal meetings with Asset Management and reviews lease contracts for all new store openings, negotiating rent credit disputes with landlords and RD business partners. This position maintains developer and/or landlord contact information for over 2,000 locations, updates information as necessary to ensure important notices are properly delivered, and prepares lease database reports and analysis for PRG senior leaders.
You'll get a chance to:
  • Abstract critical lease provisions and input them into AMT lease database (e.g.,lease expiration dates, notice option dates, remaining options, sales termination, exclusive, co-tenancy, remodels).
  • Manage co-tenancy and exclusive violations by working closely with Operations and landlords; drafts dispute letters for potential violations and calculates and pays Substitute Rent if a co-tenancy, exclusive or other violation exists.
  • Lead monthly renewal meeting with Asset Management; ensures renewals for multi-million-dollar locations are not missed.
  • Maintain developer and/or landlord contact information for over 2,000 locations and updates information as necessary to ensure important notices are properly delivered.
  • Review lease contracts for all new store openings; negotiates rent credit disputes with landlords and RD business partners. Responsible for the rent payment for all new store openings; prepares important Lease Term Sheets for new stores and renewals.
  • Prepare lease database reports and analysis for PRG senior leaders.
  • Recover over $500k annually in Tenant Improvement Allowances.
  • Negotiate and draft amendments and ancillary legal documents.
  • Provide guidance and advice based on lease language to internal business partners to achieve business objectives.
    Manage various special projects.

Qualifications:
Your background & experience:
  • Bachelor's degree required, preferably in business, accounting, or real estate
  • Minimum five years of relevant experience required, including some lease administration experience
  • NRTA course completion preferred
  • Successful completion of initial and periodically required training
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
  • If hired, successful completion of annual store training
