Primary Function of Position:
Reporting to the Vice President of Corporate Real Estate; The Sr. Director of Global Real Estate Strategy, Planning, Design and Business Alignment is responsible for six key areas which include: Strategic Real Estate Portfolio Planning, Workplace Strategy, Project intake, and programming, Workplace Design, Departmental Technology, Global departmental financial planning process and compliance. Departmental data and benchmarking, and Project Management Office (PMO) for the REWS Organization. This position requires extensive knowledge and experience managing a global Real Estate portfolio of 2-5 million square feet of office and R&D & Manufacturing space, with an operating budget of at least $120 M. The position requires a strong background and experience in strategic space planning and architectural design supporting a global Real Estate and workplace portfolio. In addition. this position will require a strong financial background with a deep working knowledge of the financial requirements to manage a large corporate Real Estate portfolio. This includes annual, quarterly, and monthly financial planning and budget forecasting, and reporting with cross functional financial groups such as technical accounting, general ledger, and accounts payable. This position also serves as the primary client liaison to all user groups to promote and maintain strong customer relationships through the accurate definition of occupancy requirements, needs assessment, and design solutions, with consistent timely communication of the department strategy, tactics, MBO's, and execution priorities.
Roles & Responsibilities:
- Annual planning process for the global Real Estate portfolio including all employee workspaces, technical R&D environments, and labs and manufacturing space.
- Annual financial planning, tracking, and forecasting, and reporting for the global Real Estate portfolio with a budget of at least ($120M) & 2 M SqFt of Real estate.
- Oversight and delivery of timely and successful workplace planning and design solutions to the business for all Real Estate needs.
- The development and management of global architectural design standards to be applied on all projects worldwide.
- Complete understanding of business unit strategic directions to assist and support the development of Real Estate solutions.
- Primary liaison between the Real Estate Department and client organizations to understand organizational structure and functional needs and development of space planning and/or design options that address those needs.
- Identification of opportunities to enhance Real Estate efficiency while achieving project goals by way of alternative office strategies, value engineering architectural designs, consolidation of locations, etc.
- Development and coordination of Real Estate solutions to include the acquisitions, dispositions, relocations, or expansion of Real Estate locations.
- Development and maintenance of accurate and current floor plans and occupancy data on all facilities.
- Responsible for the management of vacant space and capacity planning
- Validation of existing headcount requirements and future headcount growth projections.
- Occupancy and space planning activities that direct design development options and optimize workspace utilization, employee engagement, and improved workplace experience.
- Development of block and stack occupancy options to satisfy strategic and tactical planning requirements.
- Development and maintenance tactical space planning including daily moves, adds, and changes.
- Maintenance and overall responsibility for space management and the CAFM system (Sierraview & Archibus) and further the development of this system and its capabilities to achieve a fully integrated IFMS platform.
- Strong working knowledge of industry technology, tools, and solutions, and their integration with existing company technology platforms to automate and improve information sharing and reporting.
- Informational resource for all CAD/CAFM drawings, space management reporting, departmental benchmarking, and performance metrics.
- Key contact for internal and external service providers to extend our workplace and site selection research capabilities and strategic site selection criteria and process.
- Develops and drives a research agenda and makes strategic recommendations of future site development, workplace strategy, utilization of space, and improved effectiveness of the Real Estate portfolio.
- Provides analytical support to evaluate and make recommendations to senior management regarding Real Estate strategies that achieve business unit's and corporate goals and objectives.
- Researches ways in which the workplace affects employee productivity improves employee experience and increases organizational competitiveness.
- Develops and maintains department workplace architectural guidelines & standards for tenant including interior and exterior finishes, furniture, mechanical & electrical systems and components, specification for all manufacturing spaces and critical environments including labs, corporate campus development.
- Develops and manages global space guidelines, for space utilization and programming of workplace design solutions.
- Tracks departmental performance and delivery of space and design guidelines and standards.
- Manages an overall communications program between Corporate Real Estate and the business units, including the development of client feedback on the effectiveness of CRE services and plans, and ability to execute.
- Responsible for the establishment and development of Corporate Real Estate objectives and long-range strategic plans. Responsible for the identification of Corporate Real Estate strengths, weaknesses, and business opportunities.
- Conducts studies for top management in areas such as the operational effectiveness, capacity utilization, global talent analysis, site selection analysis, and operating cost containment.
- Supports the Chief of Staff by assisting with global strategy and execution by providing direct support to the VP of Real Estate on department MBO's, initiatives, reporting, and departmental meetings.
Skills, Experience, Education, & Training:
- Minimum Undergraduate studies BA/BS degree in architecture, business administration, accounting, finance, Real Estate, or related fields. MBA or other related advanced degree/certifications preferred.
- MCR (Manager of Corporate Real Estate), RPA (BOMA Real estate4 Property Administrator), FMA (Facility Management Administrator), CCIM, PMP (PMI Project Management Professional).
- Highly preferred knowledge of IFRS/FASB 842 Real Estate accounting and impact on Real Estate portfolio reporting.
- Minimum of 10 years of progressive professional experience in the management of space utilization and occupancy planning of commercial buildings.
- Minimum of 10 years of experience as a people leader managing high impact organizations.
- Experience planning, coordinating, and executing the architectural design of large-scale corporate campus construction projects from (500K SqFt to 2M SqFt).
- Deep understanding of space planning strategy, with the ability to drive efficiency and cost savings.
- Possesses strong leadership skills and drives innovation in the development of effective and efficient policies and programs that promote operational efficiencies.
- Highly effective communication skills with strong business acumen to influence at the Executive leadership level.

Travel Requirements:
- Domestic and International travel as needed according to department project requirements anticipated 40% travel anticipated as part of this role.
