Job Description
GENERAL DESCRIPTION: The Superintendent is responsible for the construction site and all activities occurring therein. The Superintendent oversees and directs the material, tools, equipment, and labor used to complete the construction activities. The Superintendent is responsible for job site logistics, scheduling, quality control (Level II, or III as appropriate), safety, field office operations and overall morale. The Superintendent reports to the Director of Field Operations and is assigned project responsibility under the Project Executive.
GENERAL QUALIFICATIONS: This position requires a strong leader with a minimum of 2 years’ experience as a superintendent and a valid driver’s license. The Superintendent must have general knowledge of all trades on the project and must be able to forecast and execute the required activities within the project schedule. The Superintendent oversees subcontractors’ operations. The Superintendent must have excellent communication skills and be able to interact with co-workers, owners, owners’ representatives and tenants. The Superintendent must be capable of learning new technical and non-technical information and applying it in the field in relatively short time periods.
FUNCTIONS AND RESPONSIBILITIES:
- Supervision of labor or assistant superintendent
o Responsible for the coordination/direct the work of all temporary labor and assistant supers
o Plan out jobsite responsibilities for the assistant superintendent
- Subcontractors
o Responsible for coordination of all subcontractor activities
o Directs subcontractor foremen accordingly
o Needs to have weekly or by-weekly sub coordination meetings
- Schedule
o Assists in the developing of the baseline project schedule
o Assists with monthly updating of the project schedule
o Keeps project on schedule
o Develops three weeks look ahead schedule. The Super will be held accountable for this
- Inspections
o Monitor inspections that are performed by others
o Take off, order and maintain as appropriate
o Coordination of inspections with the sub, local jurisdiction, and/or 3rd party.
o Inspects site daily to identify potential problems and develop resolutions
o Implement Quality Control Program (Level II, or III as appropriate)
o Develops punch list and schedules subcontractors execute the sub list timely.
o Superintendent will notify the subs in writing of any deficiency.
o Every Superintendent will be expected to have a Min. 20’ tape measure and note pad on their person at all times on-site.
- Temporary and permanent construction materials
o Determine need for material
o Find out the requirements of the local jurisdiction.
o Contract purchasing – obtain pricing on materials under $4,000.00 Contracts and final approval will be by the Project Manager
o Track and verify material deliveries correctness/quantity on the ticket and PO
o Turn delivery tickets into the office every week.
o Coordinate delivery times, unloading, and storage of material
o The subcontractors need to be responsible for accepting their material on-site. No MSF superintendent will be allowed to accept or unload subcontractor’s material form them
- Equipment
o Determine need and schedule requirements
o Get competitive prices on rentals
o Notify office of rental and termination of equipment
- Safety
o Safety inspections
- Perform daily safety inspection of project
- Notify responsible party of any problems noted
- Rectify non-compliance issues noted on Corporate Safety Inspectors audits
o Perform weekly toolbox talks
o Verify that M.S.D.S. system is in place
o Install safety signage (e.g., OSHA 300 log, Federal and State posters, M.S.D.S.)
o Maintain first aid kit
o Notify Corporate Safety Director and supervisor of any accidents and take appropriate actions
o Notify Corporate Safety Director and manager when O.S.H.A shows up at a job site
o Enforce that proper PPE is being worn
- Field Office Operations
o Daily Reports – Note any events or problems in report. All daily reports need to be completed by 8:00PM that day
o Time – Fill out daily and weekly time sheets
o Purchase Orders – Fill out purchase orders on all purchases, rentals and services
o Maintain purchase order log
o Turn in purchase orders in timely fashion
o Take and upload site pictures daily
o Record all dumpster pulls, inspections, material deliveries, site visits, etc. that happen on the jobsite each day.
o Track all major scope or progress conversations with the subcontractor in writing via email to the sub and PM. “Documentation, documentation, documentation”
- Maintain and post drawings/specifications
o Keep a master red line drawing in the job trailer at all time.
o Responsible for scanning, saving, and/or posting all stamped/permit sets of drawings
o All plans changes through RFIs or bulletins need to be distributed to the subcontractors
o Confirm the subcontractors are working of the correct drawings and specifications
o Track Red lines
- Training
o Attend as assigned all MSF in-house and external training programs.
o Participate as assigned as an instructor in MSF continuing education training programs.
o Provide on-the-job training for Assistant Superintendents.
