Position Description:
The Shopping Center Property Manager is responsible for overseeing all operations, financials, and tenant relations for each Shopping Center assigned. Currently supporting ten properties, some with multiple buildings. This requires on-call time, as needed, in case of building/tenant concerns after business hours or on the weekend.
Essential Functions
Financial Administration (45% of time spent)
- Develop, implement, and administer annual financial budget
- Prepare monthly and annual financial reports.
- Oversee, review, and approve property maintenance, repairs, and capital improvement project expenditures.
- CAM Reconciliations
- Manage Tenant Billing
- Track outstanding AR
Operations/ Administration (25% of time spent)
- Supervise all aspects of day-to-day operations of assigned Shopping Centers.
- Property Visits and Pictures - Evaluate for property needs
- Repairs & Maintenance – Quickly respond and address open issues.
- Insurance and Incidence Response
- Sprinkler and fire alarm inspections
Lease Management (15% of time spent)
- Track and monitor tenant information for upcoming expirations
- Ensure Certificates of Insurance (COI) are accurate and up to
- Obtain construction and tenant improvement estimates
- Maintain up to date knowledge of lease requirements
- Coordinate all tenants move in/move outs
- Lease Review
Tenant Relations (15% of time spent)
- Manage tenant relations by inspecting and monitoring the operations
- Federal Tenants – Require certain updates and validation processes.
- Perform conflict management by researching and resolving tenant complaints
- Regular review of tenant compliance
- Landlord Work – Work that the landlord for requirements
Competencies
- Strong attention to detail and accuracy
- Excellent follow-up skills
- Excellent interpersonal skills to interact and engage tenants.
- Creative and problem-solving mindset to resolve Tenant issues.
- Ability to plan and organize work and meet deadlines
- Experience with Yardi, a plus
- Tenant NNN year-end reconciliations
- Advanced Microsoft Excel Knowledge
- Advanced knowledge of general and cost accounting and financial statements
Candidate Should Possess:
- 5 years’ experience working as a Property Manager within the retail industry.
- 3-5 Years of AP and AR experience.
- Proficient with various property management and accounting-based software.
