To help us meet our mission LOTTE BIOLOGICS is in need of a Sr Manager, Facilities Mangement and Utilities. This position manages the Facilities organization and is responsible for overseeing the outsourced Integrated Facilities Management (IFM) Service Provider scope of work, which includes maintenance, hospitality, housekeeping, cGMP cleaning, shipping, and receiving, space planning, lab services, yards and grounds, wastewater treatment, and security services. The facilities team also has responsibility for pest control, site utilities, and our energy management program.
Responsibilities:
- Represent the Facilities and Engineering department on contract service project teams for facilities maintenance and related operations.
- Strategically maintain and grow the relationship with the IFM and service providers. Represent LOTTE’s interests while overseeing delivery of services. Ensure the company is getting maximum value from the contract.
- Assist with developing bid specifications and managing bid events and manage contractor spending to budget, primarily for services relating to IFM.
- Drives innovation and continuous improvement on the IFM contract and has oversight of contract activities to ensure quality and added value.
- Ensure that contract services personnel comply with all FDA, OSHA, Environmental, and local regulatory requirements.
- Identify and implement facility Management and energy cost savings opportunities.
- Owns and serves as the site SME (Subject Matter Expert) for key facilities related areas, such as cGMP cleaning, pest control, the site’s Legionella control and response program, and interacts with regulatory agencies as required. Ensures cGMP compliance, pest control, GMP cleaning, safety procedures, documentation is updated and revised accordingly.
- Partners with the IFM service provider to ensure excellent service delivery to the facility; reviews and monitors performance in alignment with Key Performance Indicators (KPIs).
- Monitor and modify the service deliverables in accordance with the facility's changing business needs.
- Develops, controls, and is accountable for the annual site IFM services facility budget and Utilities budget.
- Resolves conflicts in a constructive manner that allows win/win solution. Demonstrated ability to prioritize and coordinate activities within and across functions; able to anticipate priority differences and issues before problems occur.
- Manage site-operating utility systems (Waste Water Pretreatment Facility, steam plant, chillers, cooling towers, air compressors).
- Serve as site contact for corporate sustainability initiatives and site energy reduction projects and develop and execute the site’s energy program.
- Ensure program compliance and monitor equipment performance to minimize operating cost.
- Oversee management of plant utilities systems (compressed air, chilled water, boilers, refrigeration, cooling towers) to provide reliable and cost-effective services to manufacturing operations.
- Develops, communicates, and implements strategic goals to support uninterrupted utility operations.
- Develops, implements, and manages emergency response and recovery procedures for the critical utilities systems.
- As a senior member of the Facilities and Engineering team, you will initiate projects together with other functional groups and review engineering drawings, specifications, and major maintenance operations.
- Customer Service is paramount, therefore must build and sustain strong relationships with internal and external stakeholders including PMO, Finance, Manufacturing, Quality, EHS, Engineering and local community and regulatory agencies to meet site and Business requirements.
- Periodically assess with the customer the expected service level is being attained and strive to exceed such expectations.
Leadership:
- Responsible for the performance of all reporting team members. Leverage both internal and external relationships to build the best team possible.
- Prioritize resources/activities for the facilities team.
- Provide coaching, mentoring, and development of staff. Conducting powerful conversations and providing meaningful and actionable feedback for staff growth and development.
- Demonstrate the ability to lead a functional team to achieve their objectives.
- Demonstrate tangible leadership and relationship management skills both across primary stakeholders and Service Provider’s Account team.

Education & Experience:
- Bachelor of science degree in Engineering, a related discipline, or its equivalent and applicable industry experience.
- At least 8 years of relevant experience in facilities and engineering, preferably with emphasis on integrated facility services.
- Previous managerial experience which demonstrates proficiency in selecting, motivating, and retaining a superior team, effectively managing personnel issues, and planning and administering financial resources is preferred.
- Experience with Health Authority Inspections, External Auditors, Corporate and Internal Auditors preferred.
- A working understanding of lean principles is preferred.
- Excellent project management, communication, and technical writing skills are required.
- You will possess the professionalism and technical competency required to represent the department before our customers, regulatory agencies, and management.
- Demonstrated understanding of engineering documentation such as P&IDs, Process Flow diagrams, and Standard Operating Procedures.
- Proven ability working in a matrix environment and leading multi-level/cross functional teams to achieve the highest performance in meeting site and departmental objectives.
