Senior Facilities Manager - Rankin

Role:
The Sr. Facilities Manager will direct the facility function and provide leadership for a large multi-tenant site located in North Houston. The Facilities Manager oversees all aspects of the campus functions and guarantees the safety and functionality of the facility. He/she will manage the Central Plant which consists of Chillers, Boilers, Air Compressors and supporting equipment critical to the manufacturing process and overall campus. This role will lead, direct, and manage facility personnel, site security, custodial, waste (general trash), grounds keeping and other contract services as needed. He/she will be required to manage complex task, including managing General Contractors on demo, repairs, or expansion of the facility. The ideal candidate will be well-versed in facilities management and exhibits high multitasking and organizational abilities.
Responsibilities:

• Provide overall leadership and direction for all campus related facility functions to include HVAC, Electrical, Network, Plumbing, utilities, furniture moves and construction projects.
• Ensure buildings and systems operate at maximum efficiency and reliability within budget.
• Manage and monitor critical infrastructure including preventative and break down maintenance.
• Manage the expectations of site occupants/tenants and address issues and/or concerns as they arise.
• Plan and coordinate all installations (telecommunications, heat, electricity etc.) and refurbishments.
• Review utilities consumption and strive to minimize costs.
• Oversee Municipal Utility District maintenance, repairs, and contractors.
• Provide Project Management with accountability for budget, integrity of systems and sustainability of the improvement.
• Ability to ensure all building compliance standards are met to include company safety programs, OSHA, local, state, and federal codes, and regulations.
• Supervise all facilities staff and external contractors (custodians, technicians, groundskeepers etc.).
• Ability to read, prepare and manage budgets to include CAPEX, OPEX, expenses, etc.
• Maintain Permits, inspections, site drawings and site survey as required.
• Control activities like parking space allocation, waste disposal, building security etc.
• Capable of using SKM arc flash software to maintain campus fuse/breaker coordination and arc flash study as per OSHA.

Qualifications:

• Self-starter that takes the initiative to develop project plans and direct daily facility related activities; anticipates requirements, trends, and variances; develops action plans; measures and analyzes results; good problem-solving skills.
• Electrical background a must. Candidate must be comfortable with analyzing issues related to open and closed transition wye/delta starters as well as 15,000 volt rated switchboards and the warning signs of imminent failure.
• BSc/BA in Facility Management, Engineering, Professional Engineer (P.E) license or similar degree is required.
• IFMA certified credentials such as Facility Management Professional (FMP) and or Certified Facility Manager (CFM) preferred.
• A Project Management Professional (PMP) or similar certification.
• More than 10 years of management experience in related maintenance, facility operations and project management roles.
• Experience in AutoCAD is a must for keeping site utility drawings, building egress drawings up to date as changes occur.
