Job description

IKEA Corp/Service Office is actively seeking a talented Regional Real Estate Development Leader to oversee Real Estate Development in the Midwest market. The ideal applicant will have extensive industry knowledge with at least 5 years' experience in retail Real Estate Development, leasing, acquisitions and extensive experience in with authorities.

Ideal candidate will be based out of and have knowledge of the Midwest market including IL, OH and MI markets. This is a hybrid work model where the candidate would report to one of the midwest locations 3 days a week and work remote the other two days. Position does require about 50% travel.

SUMMARY OF ROLE:

The Real Estate Property job function owns and maintains IKEA properties. It develops the penetration strategy within the commercial territory and purchases and develops land accordingly. The Regional Real Estate Development Leader leads the execution of Property/Real Estate Development operational plans through the oversight of land acquisition, obtainment of permits, and development of IKEA property sites and projects. Leads scouting, negotiations, contract definitions, and management for the land purchase process until final deed occurs

Key Assignments and scope of responsibilities:

  • Lead the work to secure and divest locations according to the Real Estate scope by delivering safe, compliant, sustainable and innovative property solutions that meet the needs of the business and the many people.
  • Own, control and minimize costs and risks related to the acquisition, divestment, zoning, planning, permitting, value and operation of company properties.
  • Manage the procurement and contribution of all necessary external consultants and other stakeholders to enable tasks related to Real Estate Development,
  • Support definition, development and securing implementation of internal strategies and processes related to the assignment.
  • Develop working relations with local authorities and communities, and proactively engage with authorities to gain support for development, planning and permitting of business such as big box retailing, large property developments, logistic developments, shopping centers and mix-use developments.
  • Lead and supervise the approval and execution of all public infrastructure, utilities and other off-site improvements in connection to all new and existing IKEA properties.
  • Work with other company functions, Real Estate partners and local authorities to finalize the projects pending legal obligation and ensure the satisfactory hand-over of completed projects along with the relative documentation to other functions after completed acquisitions (title) and permits approval (building permit).

This role can be based out of the Midwest Market area. A successful candidate must be commutable to an IKEA location in the Midwest Market.

Ideal Candidate Profile:

  • At least 5 years at management level from large-scale retail Real Estate Development
  • 3-5 years' experience in contract negotiations with landowners, landlords and other parties.
  • Previous experience of dealing with authorities
  • Academic degree in law/urban planning/business administration/architecture (preferred)
