Lombardo Property Management is looking to hire a Regional Property Manager! We are seeking a dynamic and experienced individual to oversee the operations of multiple apartment communities in our Michigan portfolio. Responsibilities include supervising property managers, ensuring compliance with leasing and fair housing regulations, and maximizing the financial performance of each property. The ideal candidate will have strong leadership skills, excellent communication abilities, and a proven track record in property management. Responsibilities
- Maximize rental income and control operating costs for each property.
- Responsible for monthly review of financial reporting and budget variance analysis; oversee annual operating and capital expenditure budgeting process with property managers and owners. Monitors and makes recommendations on budget performance, as necessary.
- Oversee, marketing/advertising plans across markets in conjunction with the Property Manager and Marketing Manager. Makes recommendations to improve marketing activities; reviews occupancy status; recommends market rent schedules.
- Perform regular site visits to ensure smooth functioning and organization of site offices; perform physical inspections of the property’s grounds and buildings. Inspects properties to ensure the highest standards are maintained.
- Work with sites to ensure that property management practices are implemented and followed. Reviews/audits property administrative, accounting, and fair housing practices to ensure compliance with established policies and procedures; approves all exceptions of same.
- Work with property managers to recruit, retain, and develop staff at all levels –Perform disciplinary activities. hires, trains, supervises and develops the employment of those supervised in accordance with company policies and directives; performs performance evaluations on supervised employees; assists Property Managers with site-level employees.
- Monitor new residents Leasing and current residents’ renewal activities.
- Monitor resident delinquencies and payment of vendor functions.
- Reviews and approves expenditures within specified budgetary guidelines.
- Resolves resident relation issues and concerns.
Qualifications and Skills
·MUST HAVE PROPERTY MANAGEMENT EXPERIENCE.
High energy and drive to make an impact on operations.
· High level user in property management software programs (Entrata expert is preferred)
· Strong written communication skills
· Technologically savvy and aware of upcoming trends in our industry that benefits the company.
· Ability to train, mentor and develop personnel (group training as well as one on one).
· Must be detail oriented and have organizational and multi-tasking skills.
· Willingness to travel and interact with managers on site.
