Job Title: Regional Maintenance Manager

Salary Range: $150k-$175k

Job Summary:
As a Regional Maintenance Manager, you will play a critical role in overseeing the maintenance operations of our multifamily properties within your assigned region. You will lead a team of maintenance professionals, ensuring that our properties are well-maintained, safe, and meet or exceed industry standards. Your responsibilities will include managing maintenance budgets, coordinating repairs and renovations, and fostering a culture of excellence and resident satisfaction.
Key Responsibilities:
1. Team Leadership:
- Recruit, hire, train, and supervise a team of maintenance technicians and supervisors. - Provide ongoing coaching and development to team members to enhance their skills and knowledge. - Foster a collaborative and productive work environment.
2. Property Maintenance:
- Oversee all aspects of property maintenance, including preventive maintenance programs, repairs, and renovations. - Ensure properties meet safety, cleanliness, and curb appeal standards. - Conduct regular property inspections to identify maintenance needs.
3. Budget Management:
- Manage maintenance budgets for each property within the region. - Collaborate with property managers to align maintenance efforts with property goals.
4. Vendor and Contractor Management:
- Establish and maintain relationships with vendors and contractors. - Solicit bids, negotiate contracts, and ensure quality workmanship. - Monitor vendor performance and adherence to service agreements.
5. Compliance and Documentation:
- Ensure compliance with all local, state, and federal regulations related to property maintenance and safety. - Maintain accurate records of maintenance activities, repairs, and expenses.
6. Emergency Response:
- Develop and implement emergency response plans for maintenance issues. - Be available for after-hours emergency calls and ensure timely resolution.
7. Resident Satisfaction:
- Address resident maintenance requests promptly and professionally. - Conduct resident surveys to gauge satisfaction and implement improvements based on feedback.
Qualifications:
- Proven experience in property maintenance management, preferably in multifamily residential properties - Strong leadership and team management skills - Excellent communication and interpersonal abilities - Budget management experience - Knowledge of local building codes and regulations preferred - Proficient in English and Spanish - Proficiency in computer software; familiarity with Yardi preferred -NAA or NJAA certifications preferred
