SalaryWe are looking for an experienced Maintenance Manager for a large 1200-unit garden style community located in Union, NJ. Must have previously managed a minimum staff of 6-8 people. Large apartment community experience is preferred but would consider multi-site experience as well. Minimum of 5+ years as Maintenance Manager experience required. DUTIES AND RESPONSIBILITIES:
- Manage maintenance operations such as staff recruitment/retention, training, financial budget planning and performance, customer service, and third-party suppliers in order to maximize revenue, control expenses, and improve customer satisfaction.
- Oversee capital projects
- Perform routine property inspections and provide written report to the Property Manager
- Aid in the development and implementation of a thorough preventive maintenance program, SOP's and procedures, as well as developing new programs and procedures
- Act in leadership role to mentor and develop maintenance onsite staff.
- Assist in evaluations of current and potential maintenance employees
- Manage the maintenance of the property with a cost-effective approach to meet or exceed financial goals in accordance with company policy and standards.
- Build and strengthen relationships with vendors
- Direct workers engaged in renovations, painting and performing structural repairs to masonry, woodwork & furnishings of buildings.
- Direct workers involved in the general cleaning of buildings and grounds.
- Monitors and approves payroll for all maintenance personnel.
- Handles annual performance evaluations and disciplinary discussions.
- Performs other related duties as assigned by management.
