Regional automotive dealership is seeking a highly motivated Real Estate Specialist to assist the real estate department in the management of its real estate portfolio. This will include lease administration, property management, real estate market research/analysis and project support functions to aid in the oversight and management of the company's current dealership portfolio, in addition to helping grow the number of locations with targeted new store openings.
This individual should possess excellent communication, organization and analysis skills. Must be a self-starter who can effectively manage a large amount of time-sensitive tasks with attention to detail, accuracy, documentation and follow-through. The primary responsibilities include the following:
- Processes monthly rent roll and ensures accuracy of all rent payments and property tax obligations
- Monitors lease renewal dates and timely provides overviews of upcoming property lease renewals
- Monitors each property and assesses costs and delineates responsibilities of Landlord and Tenant obligations
- Manages dealership maintenance requests and initiates repairs with vendors
- Negotiates vendor maintenance agreements and monitors performance
- Travels to store locations to assess property conditions and meet with local staff to discuss market/location
- Prepares scope of work, putting jobs out to bid, receives proposals, analysis, and submitting bid packages for approval
- Manages vendor payables with accounts payable team
- Communicates with Landlords regarding properties
- Maintain Lease Administration database on real estate software program
- Assists Real Estate Director with real estate strategy for each property
- Evaluates new and existing markets to assess real estate market conditions, area demographics, available inventory, etc.
- Calls on local brokers and building owners to assess potential new sites
- Assists Real Estate Director with new store openings and helps coordinate project activities
- Assists Real Estate Director with lease negotiations and document formation
- Special projects on an as needed basis: property purchase due diligence and transaction completion, process improvement initiatives , etc.
Experience Requirements:
- Driver's License required
- Travel Required
- 3+ years of experience as a Property Manager or in Retail Leasing role
- Bachelor's degree preferred or relevant work experience required
- Excellent communication skills, both verbal and written
- Effective administrative and organizational skills
- Knowledge of on-site maintenance requirements including interacting with vendors and subcontractors
- Industry Certifications a plus
- Experience with a Lease Management Software a plus
