Property Manager - Dakota Commercial

Dakota Commercial, a local property management company located in Grand Forks, ND Is In Search of That "PERFECT FIT" for a Full-Time Property Manager. The position requires 40 hours per week typically M-F with benefits to include employer paid health insurance, paid time off and 401K plan.
The primary duty of the Property Manager shall be to protect the best interests of the owners and to represent Dakota Commercial and the properties they manage in the most competent, professional manner as possible.
As a Property Manager, you will become the public face of our properties and the key liaison between the management office and our current and prospective renters. The Property Manager should make every effort to be aware of the conditions, security, safety and cleanliness of the properties we manage and take the necessary steps to report, repair or clean anything they feel needs attention. You will work with other Property Managers to provide excellent customer service for our residents. You will answer directly to the Property Management Supervisor.
The duties and responsibilities of the Property Manager are as follows:
* Exude a friendly, outgoing disposition.
* Greet walk-ins and answer overflow telephone calls as needed.
* Possess excellent problem solving and communication skills; be detail oriented.
* Attract residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; showing units as needed.
* Assist prospects through the application.
* Process affordable housing applications to determine if prospect qualifies for affordable housing programs.
* Possess excellent problem solving and communication skills; be detail oriented.
* Sign lease agreements with residents; collect security deposits.
* Follow-up with new residents.
* Maintain properties by investigating and resolving resident complaints; enforcing rules of occupancy; inspecting vacant units and common areas and create work orders for necessary repairs.
* Ensure all repairs are carried out in a timely fashion.
* Manage and administer all keys properly.
* Complete move-out statements/reconciliation of security deposit refunds.
* Perform move-in inspections prior to rental as needed.
* Perform move-out inspections with and without tenants as needed.
* Deliver memos and notices to residents as needed.
* Possess basic computer skills including Microsoft Office, Word, Excel; and have the ability and desire to learn additional property management software as required.
* Ability to multitask during busy season and work efficiently.
* Have access to reliable transportation.
* All other duties as assigned by Management.
Always be professional, kind and courteous to prospects and tenants, even if they don't extend that treatment to you. Management reserves the right to revise the Property Manager duties at any time.
