Responsibilities:
Tenant Relations: Foster positive relationships with tenants through effective communication, prompt resolution of inquiries, and proactive engagement to ensure their satisfaction and retention.
Leasing Management: Lead the leasing process from advertising vacancies to screening prospective tenants, conducting property tours, and negotiating lease agreements to ensure optimal occupancy levels.
Maintenance Oversight: Coordinate and oversee maintenance and repair activities, ensuring timely response to tenant requests, adherence to safety standards, and efficient allocation of resources to uphold property aesthetics and functionality.
Financial Management: Develop and manage property budgets, monitor financial performance, collect rent and other fees, and implement strategies to enhance revenue generation and cost efficiency.
Compliance and Legal: Ensure compliance with local, state, and federal regulations, including fair housing laws, lease agreements, and property-specific regulations, while mitigating legal risks and liabilities.
Property Inspections: Conduct regular property inspections to assess maintenance needs, identify safety hazards, and maintain the property's overall integrity and appeal.
Reporting and Documentation: Maintain accurate records and documentation related to property operations, financial transactions, tenant interactions, and compliance activities.
Stakeholder Collaboration: Collaborate with contractors, vendors, and other stakeholders to address property needs, implement strategic initiatives, and optimize property performance.
Requirements:
Qualifications: Bachelor's degree in Business Administration, Real Estate, or related field preferred.
Experience: Minimum of 3 years of progressive experience in property management, with a strong understanding of residential real estate operations.
Skills: Exceptional communication, negotiation, and interpersonal skills, coupled with proficiency in property management software and Microsoft Office suite.
Leadership: Demonstrated leadership capabilities with the ability to motivate, mentor, and supervise property staff to achieve operational excellence and tenant satisfaction.
Organizational Skills: Strong organizational and multitasking abilities, with a keen attention to detail and the ability to prioritize tasks effectively in a dynamic environment.
Problem-Solving: Proven ability to identify and resolve complex issues, anticipate challenges, and implement innovative solutions to optimize property performance.
Legal Compliance: Thorough knowledge of landlord-tenant laws, fair housing regulations, and other relevant legal requirements to ensure compliance and mitigate risks.
Valid Driver's License: Possession of a valid driver's license and reliable transportation for property-related duties and site visits.
