Job description

The Camp Property Manager (Ranger) is responsible for providing maintenance, safety, and regulatory compliance for the Girl Scouts of Western Ohio properties to include: grounds maintenance, maintenance of equipment, maintenance and cleaning of buildings, and customer service to all property users.
This position provides on-site housing and utilities covered by GSWO.
ESSENTIAL FUNCTIONS
  • Maintain Camp Property and facilities while remaining within budgetary guidelines.
  • Ensure facility operates in compliance with GSUSA and council policies, federal guidelines, state statutes, county regulations, American Camping Association requirements, and Ohio Department of Health regulations and agency standards.
  • Ensure that persons utilizing facilities use them appropriately and in accordance with safety and site requirements.
  • Perform year-round grounds maintenance, including clearing trails, maintenance of roads, and mowing grass.
  • Ensure buildings, grounds, and equipment are clean, maintained, repaired, and replaced to provide safety and support for programming at the camp.
  • Maintain accurate inventory of all council owned/leased equipment, tools, and supplies.
  • Maintain building maintenance and equipment maintenance records.
  • Participate in short and long-term operational and capital improvement plans.
  • Ensure that the water, septic system, and plumbing schedules are maintained, and that a maintenance schedule is posted.
  • Monitor visitors to Camp Property and ensure no unauthorized access to Camp Property.
  • Monitor site for damage caused by weather or vandalism and report to Director of Property Management.
  • Prepare camp annual budget and capital expense requests and provide continual input to the budget process. Obtain bids when appropriate.
  • Work in a manner to ensure personal safety and safety of others.
  • Provide quality customer service that resolves concerns by offering creative solutions in a timely manner.
  • Attend required trainings and obtain certifications as directed.

SUPERVISORY RESPONSIBILITY
This position has no supervisory responsibilities.
POSITION TYPE/EXPECTED HOURS OF WORK
This is a full-time position with non-traditional work hours. Evening and weekend work are required as job duties demand.
TRAVEL
Travel is primarily local, although some out-of-the-area travel may be expected.
REQUIRED EDUCATION AND EXPERIENCE
  • High school diploma or equivalent with a minimum of three years’ work experience in Camp Property management, grounds management, or facility maintenance.
    Knowledge of basic principles of construction, plumbing, electricity, facility and grounds maintenance, painting, equipment operation, and inventory control procedures.

PREFERRED EDUCATION AND EXPERIENCE
  • Experience with the operation and maintenance of grounds-keeping equipment.
  • Knowledge of OSHA requirements.
  • Working knowledge of Microsoft Word, Excel and Outlook.
  • Ability to work in a team environment and contribute to the organization’s goals.
  • Self-directed with strong organizational and time management skills.

ADDITIONAL ELIGIBILITY QUALIFICATIONS
  • Must possess a valid state driver's license and functioning vehicle for work within the Girl Scouts of Western Ohio region.
  • Successful completion of fingerprinting and a criminal background check as required by Ohio law.
  • Employee must agree to live in council-provided housing on Camp Property and abide by rules and regulations under the housing agreement, provided by the council.
  • Commitment to making a difference in girls’ lives as expressed in the Ends statements; mission and goals for girls, as noted in the Board Policy Manual.

PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee must frequently lift and/or move up to 50 pounds repeatedly; bend, stoop, reach, and sit for extended periods. The employee must be able to perform a variety of physical activities, including but not limited to moving furniture/appliances, loading site materials, manual excavation, and climbing ladders, for facility maintenance, and work in outdoor seasonal heat and cold. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
