Property Management company seeks an experienced and energetic Property Manager for a 320-unit garden-style community in Beltsville, Maryland. The Property Manager is responsible for implementation and oversight of the property’s management plan.

Daily operations in property management combine scheduled tasks with unexpected issues that require immediate attention. You must be well organized to keep items from falling through the cracks. You have a strong personal time and task management system that allows you to track, prioritize and delegate efficiently to make sure that at the end of each day all critical items have been addressed without losing sight of the non-critical items that remain vital to successful property operations.
Finally, you should be the kind of active problem solver who looks past the immediate solution to an issue to uncover the root causes of challenges, discovering long lasting solutions.
By your side you will have a team of professionals to support you and your success in this role, including your immediate supervisor, the vice president of property management.
JOB RESPONSIBILITIES INCLUDE
Leadership
- Provide leadership to the on-site staff
- Set metrics for on-site staff and monitor progress regularly
- Coordinate with HR, hire and train new personnel
- Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.)
Maintenance, Operations & Capital Expenditures
- Maintain regular daily office hours per company policy and adequate coverage on weekends and holidays as required
- Supervise the service team, ensuring that all service requests are handled appropriately and in a timely manner
- Regularly inspect grounds, building exteriors and common areas recording deficiencies and take corrective action
- Ensure proper communication with residents regarding open work orders
- When necessary, send notices of violation or vacate order to non-compliant residents
- Meet contractors and vendors and negotiate contracts for work to be done on the property
- Ensure proper response and handling of all community concerns, issues and emergencies with staff, residents, buildings, etc.
Leasing & Marketing
- Ensure property is rented to fullest capacity
- Work with Support team to develop and utilize marketing strategies to secure prospective residents
- Confirm that leasing staff techniques and activities are effective
- Conduct monthly market surveys
- Monitor and analyze traffic, conversion ratios, renewal information, marketing data, etc.
- Ensure all application and lease paperwork are completed and accurate in accordance with company policy.
Finance
- Ensure that all rents and late fees/additional charges are collected, posted and deposited daily
- Collect on delinquent accounts including timely rent court action filings
- Maintain accurate records of all community transactions and submit them on timely basis (i.e., rent payments, delinquency reports, move-in/move-outs, deposit accounting, credit card receipts, etc.).
- Assist in budget preparation
- Input and approve invoices in management software daily
- Submit reports to support team (weekly, monthly, quarterly, etc.) as directed.
- Attend monthly Performance meetings and provide additional information to support and or explain and variances in financial statements
Customer Service
- Develop a culture where customer service to internal and external customers is a priority.
- Respond to residents concerns or requests in a timely manner seeking to resolve inquires in a satisfactory manner to the best of your ability
EXPERIENCE
- Multi-family management: 3 years minimum preferred.
