DISCLAIMER: This is a full-time property management position. Approximately 30% of your time will be spent visiting nearby buildings, meeting with tenants or vendors, in and out of your vehicle.

Job responsibilities include but are not limited to:
- Maintaining 95%+ economic occupancy rate by ensuring that rent is collected on time and vacant units are turned over and rent ready for leasing team.
- Serving 5 day notices and working with management team to file legal action when warranted.
- Conducting move-in walkthroughs with new tenants to ensure they understand their responsibilities and learn the layout of the property with regards to laundry, mail, trash, and any additional amenities.
- Conduction move-out walkthroughs with outgoing tenants to ensure the unit is in the same condition as at move-in, except normal wear and tear. Assessing move-out charges for damages when appropriate.
- Reviewing building common areas and grounds on regular basis to ensure cleanliness and upkeep.
- Communicating with tenants regarding work orders, complaints and building notifications.
- Coordinating with maintenance, cleaning, and management team promptly regarding maintenance and tenant issues.
- Enforcing rules and regulations and administering fines when appropriate.
- Meeting with vendors for access.

Pay: Starting range is $55,000 base salary, with additional bi-annual performance bonuses paid out June 30th and December 31st targeted at 10% of annual base salary.

- 5 PM, with availability after hours and weekends for emergency calls on rotation with management team (currently every other week, subject to change).
