Condominium Property Manager
The Mercer is a friendly 54-unit condominium in the heart of Houston. We are looking for a leader and self-starter to join our organization as the Property Manager. This position is approximately 24 hours per week; hours and days may be flexible.
Duties include managing the day-to-day operations of the property including managing eight team members, and oversight of activities and resources of the property to achieve established goals. Works closely with a professional and dedicated Board of Directors.
Ensures that the operation of the property complies with all applicable laws and regulations governing a condominium complex.
JOB DESCRIPTION
- Promotes resident satisfaction by responding to complaints, questions, and requests promptly, and by taking appropriate action to resolve and address service issues. Also ensures the property’s maintenance team members comply with the HOA’s standards with respect to responding and completing resident service requests.
- Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
- Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance per Condominium policies, values, HOA practices, and complies with all Federal and State employment laws.
- Oversees the condominium rule enforcement process by working with the resident to resolve the underlying issue. Brings to the Board of Directors any unresolved issues and/or updates the Board regarding on-going issues.
- Assures the collection of HOA dues and all revenues due to the Mercer in a timely manner. Makes bank deposits as necessary. Review A/R Aging, A/P Aging, and cash-flow reports.
- Knowledge of Quick Books and payroll processing.
- Prepares employee payroll using third-party payroll software.
- Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring the validity of certificates of insurance, and recording expenses and receipts to the appropriate expense or revenue account. Manage communication between vendors/contractors and the Board of Directors as needed.
- Works directly with the Board of Directors, attends Board meetings, and carries out the directives of the Board of Directors. Serves as Secretary for all Board meetings and HOA meetings.
The base compensation rate will vary based on education and experience, and skills.
