In full growth mode, we have just launched the search for a Construction Manager to join our management team at our corporate headquarters in NYC.
Summary of Position:The Construction Manager is responsible for overseeing all aspects of our construction projects. Set deadlines, assign responsibilities, monitor, and summarize progress for all new store construction and remodel projects. Provide ongoing professional construction assistance and supervise The Halal Guys’ Construction Department.
Requirements:
· Lead all store design and construction related activities for The Halal Guys as the point of contact for franchisees during their pre-opening stages ensuring any inquiries are addressed within a given deadline.
· Manage the entire lifecycles for new store construction and remodel projects. Provide input on all construction development projects.
· Interact with other internal corporate teams, vendors, suppliers, and contractors on a regular basis to ensure that store opening processes and packages from vendors or internal records are kept updated.
· Provide cost savings ideas to keep investment costs within budgeted guidelines and in favor of the brand.
· Maintain the new store opening calendar weekly to provide key contacts internally and externally with estimated store opening dates.
· Participate in weekly cross functional business updates.
· Keep organized records of correspondence and any vital construction documentation.
· Ensure stores open in accordance with approved specifications while maintaining contractually required timelines.
· Review franchise lease documents / LOI and other construction documents as needed for approvals.
· Oversee and provide expertise on new development projects.
· Provide annual input for Franchise disclosure document updates.
· Complete feasibility studies for new development projects and all remodel projects.
· Oversee 3rd party resources related to design, construction, and site selection.
· Perform other duties as needed.
Qualifications:
· Bachelor’s degree in business management, Construction, Real Estate Development, Architecture, or related field.
· General Contracting experience preferred; Project Management Certification (PMP) preferred.
· Minimum 5 years’ experience as a Construction Manager or Project Manager on retail type facilities.
· 3 to 5 years of team leadership experience in a franchise company managing construction projects preferred.
· Experience in managing multiple construction projects simultaneously.
· Demonstrated ability to effectively manage general contractors, specialty vendors, and other professionals providing services for construction projects.
· Knowledge of all project documents, including but not limited to construction documents, specifications, GC contracts, purchase orders, standard daily correspondence forms, submittals, RFI’s.
· Understanding of basic Lease terms.
· Facilities management experience with multi-locations and/or multi-properties.
· Optional but preferred Interior Design or space planning experience.
· Budgeting experience.
· Ability to create and deliver presentations to senior level executives and franchisees.
· Strong organizational skills with the ability to track all development activities.
· Excellent time management and multi-tasking skills.
· Constant ability and desire to stay informed on best practices in franchise construction trends and processes.
· First-Class communication skills to interact cross functionally within the corporate team as well as with our franchisees in a professional and consultative manner.
· Ability to learn quickly with the ability to pivot and reprioritize objectives as needed.
· Self-motivated and Self-directed.
· Experience with Microsoft Platforms, particularly Excel, Word, SharePoint, Teams, Outlook.
· Experience with Google Apps, particularly Google Maps, Google Docs, Sheets, Google Drive.
· Experience using cloud-based Project Management Platforms (such as Procore, Tririga, Lucernex)
· Proficiency with AutoCAD/REVIT a plus
