The Project Manager, Capital Investment will perform board approved capital work as well as other capital work as required by leadership. Perform scope studies, provide cost estimates and schedules for such work, and ensure safety of design and work practices. Manage and report capital project budget, regular cost, and project status reporting, and provide weekly updates of total forecast project spending and scheduled project completion. Collaborate with Transaction, Asset Management, and Mercy Housing Management Group (MHMG) teams on implementation and completion of all projects. Work with Asset Management Team to find other funding opportunities such as grants (including CDBG) and NOFA available in the various markets. This position is eligible for a hybrid work schedule.
Pay: $105,000-110,000/salary DOE

Duties:
- Provide structural and condition assessments of properties to identify repair, maintenance,
- and code compliance issues, create a project plan and implement cost effective solutions.
- Work with Asset Managers, Regional Facility Managers, and other internal partners to prioritize overall capital needs and develop a work plan/schedule for projects.
- Serve as a project lead for other projects and supervise the work of other internal and external team members.
- Create detailed project work scopes and manage contracts.
Minimum Qualifications:
- Minimum of ten (10) years of leading mid to large scale projects ($1-$7million scope).
- Real estate experience in asset management, construction and/or multi-housing development including contract/contractor negotiations and supervision and demonstrated knowledge of building code and compliance.
Preferred Qualifications:
- Bachelor’s degree in construction management, finance, economics, business, real estate, or related field.
Knowledge and Skills:
- Advanced proficiency in Microsoft Office (Word, Excel, Outlook, and Project).
- Communicate effectively and accurately, both orally and in writing.
- Problem-solve and resolve conflicts through negotiation.
