Smooth-On, Inc. is seeking a team-oriented, Plant and Facilities Maintenance Managerto join our company. Smooth-On is looking for a dedicated and experienced Facility Engineer / Maintenance Manager at our Macungie PA location. The right candidate will directly supervise a team of 10-14 maintenance and facilities associates overseen by the Engineering, Maintenance, and Facilities Manager. This person will be accountable for ensuring safe and efficient operations of all facilities electro/mechanical systems. Assists technicians with complex diagnosis, troubleshooting and repair. Establishes and oversees the preventive maintenance and equipment calibration program for the facility along with the ticketing system used for work distribution. Conduct performance reviews, promotions, disciplinary actions and compensation adjustments for maintenance and custodial staff. Responsible for identifying team training needs, leverage and train on CMMS and implementing maintenance management best practices. The ideal candidate will be able to plan out the work required to complete a project ranging from large cap-ex equipment installation to small HVAC repair and vendor management.
Essential Job Functions:
- Must work with project managers and vendors to estimate material and labor costs for repairs, replacements, and improvements.
- Manage capital budget for PM's as well as execute facility related capital projects.
- Act as main liaison for communication with the engineering manager, automation engineers, and project managers for all projects being executed at the facility.
- Serve as an expert resource or subject matter expert for other engineers and technicians, specifically with PLC and electrical troubleshooting.
- Manage day to day maintenance activities with a group of maintenance associates.
- Serves on site leadership team.
- Manges day to day activities for any trades specialists that are working onsite.
- Owns and executes preventative maintenance and equipment calibration programs.
- Establishes and oversees the ticketing system for work distribution.
- Manages overall plant capital budget, ensuring that we are hitting spending targets and escalating issues to Leadership Team when necessary.
- Plans for and executes facility-based capital projects.
- Helps coordinate plant-based resources for engineering projects - takes part in stage gate process.
- Manages janitorial and food services.
- Executes key facility-based activities including but not limited to main contact for building landlord, acting as sustainability champion, back up site security representative.
- Maintain a safe and desirable work environment by identifying and eliminating safety hazards.
- Develop and implement maintenance standards to improve safety, quality and productivity.
- Manage and improving KPI's. (Unplanned technical downtime, Mean Time To Repair (MTTR), Mean Time Between Failure (MTBF), Maintenance cost per MSF, etc. )
- Work with all Smooth-On employees and vendors in a civil, professional and respectful manner at all times - verbally, non-verbally and in writing.
- Enforce company rules, regulations, procedures, policies and programs.
- Provide monitoring, auditing and enforcement of maintenance and facilities execution, safe work practices, and institute and audit training drills.
- Perform all duties and responsibilities in a timely and effective matter in accordance with established company policies to achieve overall objectives of the position and other duties as required by the business.
