April Housing’s long-term commitment to owning affordable housing is supported by Blackstone Funds, predominantly BREIT, a non-listed REIT. This perpetual capital vehicle provides April with a patient and flexible source of capital and plays a critical role in enabling the creation and preservation of more affordable housing. In addition to managing a growing portfolio, April Housing will ensure assets in the existing portfolio remain affordable and in compliance with all rent regulations while making significant improvements and aligning the operations with April Housing's Standards of Excellence in Residential Operations.
As of the date on which this job advertisement is posted, the Company anticipates that the base salary range for this role is $140,000- $165,000 (this represents the presently-anticipated low and high end of the Company’s base salary range for this position). This position is also eligible for discretionary bonus on an annual basis. Actual base salary range may vary based on various factors, including but not limited to location and experience.
- Create robust Property Insurance oversight program for April Housing’s nationwide portfolio.
- Develop, implement and maintain claims policies and procedures, including managing carrier payments and Lender communications as it relates to Debt Agreement reporting and payment release obligations.
- Direct and indirect handling of, or involvement in the resolution of high severity complex claims, including high exposure determinations
- Implement, administer, and monitor risk management techniques/strategies to efficiently and cost-effectively manage those risks (i.e., risk transfer, risk mitigation/loss control, risk avoidance, risk elimination, risk retention, etc.).
- Regularly review the liability insurance programs for enhancements and work closely with insurance consultants to create cost savings opportunities.
- Develop strong, effective working relationships with company’s management teams and regional VPs to communicate property insurance standards and loss protocols including various lender loss notification requirements.
- Establish yourself as the commercial property insurance resource and liaison for the April Housing team members on the various insurance coverages and loss management.
- Implement, administer, and monitor risk management casualty and liability losses and carrier payments.
- Provide payment directives in accordance with various lender thresholds.
- Regularly review the property insurance programs for enhancements and work closely with insurance consultants to create cost savings opportunities.
- Effectively interact with insurance consultants on annual corporate, casualty and liability insurance renewals.
- Educate, advise, and counsel company management, property management firms and business partners where necessary to reduce or transfer risks.
- Work closely with third party insurance compliance firms to ensure adequate coverage for non-controlled multi-family partnerships.
- Coordinate issuance and distribution of Certificates of Insurance to company business partners with Revantage.
- Coordinate annual renewal billings and track receipt of insurance premiums, loss payments and release of casualty loss proceeds from various lenders with various property management firms.
- Schedule regular Origami sessions with Property Management firms and utilize Origami to monitor incident reporting from multi-family assets.
- Review insurance schedule of values for accuracy.
- Participate in monthly loss calls and communicate with Senior Management.
- Participate in forums, risk management educational programs and other educational opportunities to stay abreast of emerging issues affecting risks.
- Perform other duties as assigned.
- Natural Disaster Preparedness and Response: Develop/coordinate plans for AH response to natural disasters (floods, fires, earthquakes), including emergency response procedures, escalation protocols, communication plans with residents and regulators, and strategies for ongoing project management.
- Risk Assessment and Mitigation: Formalize regular risk assessment processes across the portfolio (e.g., quarterly or annual) to proactively identify and mitigate evolving risks.
- Policy Development: Create, maintain, and communicate company policies on risk management, incident reporting, insurance compliance, that align with industry best practices.
- Training and Education: Develop/Deploy risk awareness training programs for employees on key risk areas
Qualifications:
- Bachelor’s degree or equivalent in Risk Management, Accounting, (Computational/Quantitative) Finance, Economics or related field required.
- 5-7 years overall risk experience, including significant experience processing claims.
- Knowledge and understanding of various real estate sectors, including the main products and services produced and processes used. Multifamily or affordable housing experience strongly preferred.
- First-class interpersonal skills, including relationship building and maintenance.
- Proficient working knowledge of Microsoft Office Suite, particularly Excel
- Excellent communication (verbal & written), numerical, presentation & organizational skills.
- Self-motivated with the ability to work effectively as part of a team in a fast-paced, dynamic environment where superior time-management and prioritization skills are essential.
- Be willing to travel 10% domestically
