POSITION OVERVIEW
The Project Coordinator position is responsible for assisting the Project Managers in the coordination of the acquisition, the financing, the pre-development, the construction, and the rent up and marketing of affordable housing projects for new construction and acquisition and rehabilitation.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
· Assist Project Managers in the tasks necessary to acquire, finance, determine project feasibility, construct, market and rent up new construction and acquisition rehabilitation affordable housing projects.
· Assist in the completion of applications for financing for affordable projects including USDA-RD, State/County HOME, MHP, AHP, TCAC and CDLAC applications.
· Coordinate the submission of necessary due diligence items for project financing and real estate acquisition.
· Attend Project Management Meetings.
· Attend Construction Management Meetings.
· Maintain binders with closing documents for all properties.
· Maintain project directories.
· Attend community meetings for our affordable housing projects in general as necessary.
· Keep track of application submission dates for the various financing sources as well as the regulatory changes to the various funding sources.
· Comprehend and comply with federal, state and local regulations.
· Assist in the preparation and administration of proposals, contracts, and reports.
· Provides periodic project activity reports.
· Develops and promotes teamwork and cooperation among fellow employees and managers. Shows an appropriate sense of urgency in completing work and addressing the needs of others.
· Incumbent must be flexible to changing policies and procedures, as well as varying deadlines.
· Other duties as assigned.

Education and/or Experience
· A BA degree from an accredited university/college; or equivalent combination of education and proven experience in the development of housing projects.
Required Technical Skills– Working knowledge of computers and most commonly used business software, to include: Microsoft Word, Excel, Outlook, and PowerPoint
Required Licenses/Certifications
· Valid California Driver's license, proof of auto insurance, and reliable vehicle.

CONFIDENTIAL INFORMATION
This position will have access to the general contractors certified payroll reports.
COMPANY FUNDS
This position has no access to company funds.
