JOB PERFORMANCE STANDARD –Marketing Specialist

SKILLS, KNOWLEDGE, AND PERSONAL CHARACTERISTICS:

We are looking for a proactive Marketing Specialist to create and execute marketing programs, initiatives, and strategies that enhance the ongoing operational performance of our apartment communities and New Development/lease-up projects. This role demands a multitasking, high-energy professional capable of thriving in a fast-paced environment while supporting a dynamic organization.  The ideal candidate must possess excellent verbal and interpersonal skills, coupled with critical thinking abilities and a creative imagination. Beyond these skills, the Marketing Specialist is expected to embody Hawthorne's Live It culture, characterized by serving people and communities with kindness, leading with a servant's heart, and making memorable moments an integral part of our business approach.

SUMMARY OF FUNCTIONS:

The Marketing Specialist is dedicated to managing an assigned portfolio of properties with a primary focus on lease-ups. This pivotal role involves spearheading lead generation, overseeing marketing projects, and driving the recovery of lead performance for targeted assets. The incumbent ensures strict adherence to policies and procedures outlined by management related to branding, leasing, and marketing.  Collaborating directly with operations and other departments, the Marketing Specialist plays a crucial role in leading and launching New Development communities, stabilizing focus assets, and elevating overall marketing performance. Emphasis is placed on maintaining consistency across the portfolio, implementing best practices, and upholding standards.

Reporting to the Marketing Manager, this position requires proficiency in all marketing platforms, systems, and processes. Serving as a team ambassador, the Marketing Specialist ensures successful project and process implementation to empower on-site teams for the effective conversion of qualified leads into leases, thereby contributing to the achievement of operational performance goals.

ESSENTIAL FUNCTIONS:

The Marketing Specialist is responsible for a wide range of functions aimed at optimizing marketing and leasing efforts for internal focus communities. Key responsibilities include New Development timeline oversight, troubleshooting identified issues, leading the development and execution of marketing strategies, conducting web audits, monitoring and improving lead performance, and ensuring property compliance with branding and marketing goals.

Additional essential functions involve planning and implementing marketing and leasing events, analyzing market data to identify opportunities, making pricing recommendations, and conducting market research. The role includes mentoring on-site staff, coordinating with Regional Team on lease-up goals, and assisting with the preparation and launch of marketing action items for New Development communities.

The Marketing Specialist is also tasked with supervising on-site teams during Grand Opening events, conducting special projects and administrative tasks as directed, and staying informed about emerging trends in the marketing and leasing fields. This position requires adherence to all policies and procedures, effective collaboration with cross-functional teams, and any other duties assigned by the supervisor.

Education/Experience Requirements:

•         A business or marketing-related degree, or an equivalent qualification, is necessary.

•         A minimum of 3 years' experience in marketing within the Multifamily sector is required, with a specific emphasis on lease-up experience.

•         Demonstrated success in marketing and leasing activities is essential.

 

ORGANIZATIONAL RELATIONSHIPS: The role directly reports to the Marketing Manager, receiving interaction and guidance from the Regional Vice Presidents and Regional Managers when collaborating with properties within their portfolio.

ATTENDANCE/TRAVEL REQUIREMENTS: This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. Remote Based. Overnight, frequent travel may be required.

Transportation: Must have a reliable vehicle to fulfill all the job’s functions. Must have proof of liability insurance for same. Bondable and Valid Driver’s License required.

SUPERVISORY RESPONSIBILITIES: Yes

FLSA STATUS: Exempt

PHYSICAL DEMANDS: Must be able to perform the physical functions of the position, which may include but are not limited to: Must be able to see, hear, talk, sit, stand, walk, reach, climb, stoop, kneel and crouch. Must be able to lift a minimum of 60 lbs.as needed.

COMMUNICATION: Must be able to communicate effectively both verbally and in written form with Senior Leadership team, Regional Managers, corporate team members, and outside vendors etc.

LANGUAGE SKILLS: Ability to read, write and verbally communicate in English.

EDUCATION AND EXPERIENCE: Bachelor’s degree in marketing or business from an accredited institution. Three (3) years’ experience in multi-family property management industry required. Demonstrates commitment to deliver outstanding customer service. Experience with project management required.

SKILLS: The position requires the ability to work well with people and exhibit strong leadership and influencing skills. Evidence of leadership qualities must be exhibited with the region, the company and/or the industry.

REASONING ABILITY: Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.

MATHEMATICAL SKILLS: The position requires the ability to perform advanced business mathematical functions.

SOFTWARE KNOWLEDGE: Microsoft Word, Microsoft Outlook, Microsoft Excel, Yardi Voyager, Knock CMS, & RentCafe knowledge preferred.

PRE-EMPLOYMENT TESTING: Successfully complete pre-employment psychological and basic skills exam, including interest patterns. Pass drug test and background check requirements.
