Maintenance Technician

The Maintenance Technician position is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain facilities according to safety, and uses predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives. Maintenance duties are dependent upon customer jobs, requests, and contracts.

Success Criteria

• Communication with the site team.
• Basic understanding of facilities management, scheduling work with a CMMS, managing work orders to completion, and planning for emergency response.
• Working with a sense of urgency. Needs to perform daily tasks with a sense of urgency; by doing so, this ensures emergencies are handled promptly.
• Basic Electrical Skills. Should have a basic understanding of how electricity works, know how to use a Volt-Ohm meter, and demonstrate the ability to troubleshoot a simple circuit and safely change a light switch or outlet.
• Basic HVAC Skills. Should understand how an HVAC system operates and be able to perform simple troubleshooting using a thermostat. This includes programing thermostats and locating circuit breakers.
• Basic carpentry and handyman skills. The FMT should be capable of changing door locks door hinges, paint and patch repairs, and office furniture repairs.
• Basic Plumbing Skills. The FMT should be able to perform basic plumbing repairs such as clogged drains, leaking fixtures, and emergency water shut-offs. The tech should attempt the repair before contacting a vendor. The current tech seems to be lacking sufficient training for this.

• Support shift lead in completing punch-list items

Key Accountabilities

• Assists with maintaining the building; immediately responds to building emergencies on a 24-hour basis
• Monitors and replaces light bulbs in all assigned facilities, as needed
• Monitors contractor performance and works closely with outside vendors and contractors to ensure work is completed according to specifications
• Performs basic facility related repairs and PM’s and determines when further attention is required
• Performs other maintenance duties as assigned by the Site Services Manager

Ideal Candidate Experience

• High school graduate, certificate in trade school or equivalent work experience
• 3-5 years’ related work experience
• Must understand how things work (facility-related)
• Must be able to effectively communicate (oral and written) with all employees, contractors, and vendors
• Possess required state and local licenses
• Availability to be on call and/or work overtime as needed
• Plumbing experience a plus
• Painting experience a plus
• HVAC experience is a plus
• Electrical experience is a plus
• Experience with Computer Maintenance Management Systems is a plus
• Self-starter and team player
• Ability to prioritize and manage multi-functional tasks
• Ability to work quickly and effectively under pressure
• Ability to use standard powered and non-powered tools
• Forklift qualified preferred
• Lift certification a plus
• Attention to detail is a necessity

Physical Demands & Work Environment

• While performing the duties of this job, the employee must be able to stand for long periods of time, walk, reach, climb, stoop, kneel, crouch/crawl and occasionally lift and/or move up to 100 pounds
• Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus
• Must be able to work under pressure and time deadlines during peak periods
• While performing the duties of this Job, the employee is frequently exposed to moving mechanical parts; high, unsafe places; fumes/airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration
• Occasionally exposed to wet and/or humid conditions
• The noise level in the work environment is frequently loud
