Job Description
The Housing Company, a non-profit organization, has an immediate opening for a Maintenance Technician! You will assist with the maintenance of the complex as well as occasional work at other complexes as needed, including individual apartment units and the grounds. This position will be 40 hours a week. This position comes with a 3 bedroom apartment.
Basic working knowledge of building maintenance required, including:
· Maintain the property in a professional manner by providing high quality maintenance service
· Maintain a clean property in good repair with positive curb appeal
· Ensure that all vacant units are “rent-ready” within w-days, unless otherwise approved by the Regional Property Manager
· Complete all painting and repairs within the scope of skill set
· Respond to work orders within 24 hours unless otherwise approved by supervisor
· Ensure prompt snow removal as described in the Operation Manual
· Maintain grounds by mowing and trimming the yard and weeding flowerbeds weekly during growing season
· Assist Resident Manager with unit inspections
· Perform all aspects of Preventative Maintenance according to schedule
· In cooperation with Resident Manager, coordinate external vendors, contractors, etc., monitor the work to be completed, as well as time and materials used
· Check with supervisor if a contractor is required and ensure that only approved contractors are used
· Inventory and maintain a stock of required supplies and materials appropriate for the property and as approved by the supervisor
· Maintain tools and equipment insuring that equipment is properly maintained and winterized
· Report any maintenance problems to the Regional Property Manager
· Follow all company policies as provided in the Operations Manual in all aspects of maintenance, including:
o Daily, Weekly and Seasonal Tasks
o Safety
o Work Order Processing
o Purchase Order Processing
o Preventative Maintenance Schedule
o Key Policy
o Inspections
o Inventory of Tools and Equipment
o Manager Water and Mold
o Maintenance Files and Records
o Work Rules
o Chemical Applications
· In cooperation with Resident Manager, effective and efficient daily on-site operations of the apartment community and observing physical requirements of the buildings and open spaces
· Working with Regional Property Manager and Resident Manager, make recommendations for property improvements
· Maintain work policies that consider safety of self and others
· In cooperation with Resident Manager, adhere to budget, securing advance approval for any item purchased
· Respond to possible “after-hours” emergency calls
· Accurately and efficiently complete all responsibilities and requirements listed below, following the established policies of the company as set forth in the Operations Manual:
o Safety
o Fair Housing Rules
o Confidentiality of Resident Information
o Payroll Reporting
o Reporting to the Boise Office
Requirements:Qualified candidates must also:
- Assist with unit turnovers
- Perform snow removal
- Have exceptional customer service skills and attention to detail.
- Be highly motivated and have a positive attitude
- Able prioritize multiple tasks, follow-up, and follow through
- Adhere to safety policies and procedures
- Become familiar with and abide by all applicable Fair Housing Laws
- Have a valid driver’s license and active auto insurance
- Carry a cell phone for emergency calls
- Must be able to pass pre-employment drug screen and criminal background
