Objectives
Individual oversees the day-to-day maintenance and repair operations for the County’s various buildings, including but not limited to establishing work schedules, prioritizing and assigning work, determining work-loads, training staff in work procedures and inspecting work of assigned staff. Manages and provides oversight on contracted maintenance services and preventative maintenance contracts. Individual participates in the development, implementation, and administration of administrative policies, procedures, and programs; prepares a variety of fiscal, administrative, and operational reports; and participates in the preparation and administration of assigned budget. Individual reports to Director of Facilities.
Job Standards
High School diploma or GED plus five (5) years’ facilities maintenance experience, two of which must be as a supervisor combined with the demonstrated ability to effectively manage and lead subordinate personnel.
Must possess a valid driver’s license, acceptable driving record.
Must meet and maintain qualifications for driving on county business at all times as a continued condition of employment.
Must meet and maintain all licenses and certificates as a condition of continued employment.
Essential Functions
- Develops and oversees the preventative maintenance program; Reviews the program and implements changes for improving the efficiencies of the facilities maintenance department;
- Performs project management for contracted maintenance projects;
- Diagnoses repairs and prepares material and labor estimates;
- Supervises staff involved with maintenance programs to include, but not limited to, assigning work, planning and estimating project completions, and monitoring performance;
- Plans, schedules, and conducts training sessions for employees, ensuring ongoing professional development;
- Supports building maintenance programs and other programs by working with local agencies to include monitoring contracts, attending meetings, conferences, workshops, training sessions, and performing a variety of public relations duties;
- Responds to emergency maintenance calls, as required;
- Delegates jobs for department and provides technical assistance, as required;
- Monitors completion of jobs and provides guidance;
- Prepares reports that present and interpret data, identify alternatives, and make and justify recommendations;
- Maintains professional and technical knowledge by attending educational workshops; benchmarking professional standards; reviewing professional publications; establishing personal networks;
- Drives vehicles to various locations as required;
- Assists Director in assigning and prioritizing projects and budgets;
- Recommends policies, procedures and/or actions for the purpose of providing direction for meeting the County’s and department’s goals and objectives;
- Displays the highest ethical and professional behavior in working with internal and external customers. Serves as a mentor for personnel;
- Interprets and relays departmental procedures and policies to personnel; holds self and personnel accountable for following policies and procedures;
- Effectively maintains records of work to be done and work completed;
- Builds and maintains positive working relationships with employees and the public using principles of excellent customer service;
- Works closely with Facilities Operations Supervisor to provide data regarding work performed and personnel;
- Assumes the lead responsibility for assigning and logging keys for the county buildings;
- Primary coordinator and contact for set up of office moves and office reconfigurations;
- Handles client requests and concerns and public inquiries regarding programs;
- Demonstrates regular and predictable attendance;
- Hold as confidential, all aspects of the job;
- Performs typing, word processing, and related computer operations;
- Works outside of typical work schedule/business hours as required; and
- Other duties as assigned.
