Title: Maintenance Supervisor FY2324_32
Reports to: Facilities Director
Status: Full time, 12 month appointment
Hourly Wage: $53,229.00-$60,022.00 with increase on July 1, 2023

Purpose of Position
Requires a strong background in boiler/HVAC operations and maintenance as well as a thorough understanding of the many trade disciplines involved in commercial/public facilities maintenance. This position will serve as the general maintenance coordinator for all school district facilities infrastructure maintenance and will lead the operations of a modest maintenance shop. The Maintenance Supervisor reports to the Facilities Director. Directs the delivery of district-wide maintenance services. Provides technical expertise and manual skill in the inspection, servicing, and repair of the buildings, grounds, equipment, and furnishings.
Essential Job Duties

  • Identifies maintenance needs and leads daily maintenance efforts for all School District property.
  • Coordinates and performs a preventative maintenance program for District Facilities assets.
  • Responsible for routine boiler/HVAC operation and repair.
  • Performs regular inspections of HVAC equipment/systems and maintains required records/logs. Oversees the preparation of boilers for annual inspections and summer shutdown.
  • Maintains HVAC systems to include pneumatic/electric controls, building management systems, energy conservation systems, steam and water tube boilers, boiler feed water treatment, steam distribution and return systems, terminal heating equipment, steam piping accessories, heating loop systems, pumps, compressors, valves, motors, meters, heat exchangers, exhaust hoods.
  • Serves as lead worker for skilled trade employees and contractors in the repair and maintenance of District property.
  • Updates and maintains basic electrical systems, lighting controls, lighting fixtures, outlets, breakers, motors, fans. (Based on skill set, may install electrical related projects)
  • Updates and maintains general basic plumbing equipment, water fountains, lavatories, sinks, disposals, dish washers, clothes washers, pumps. (Based on skill set, may install plumbing related projects)
  • Performs a variety of basic carpentry duties to include new construction, remodel, fabrication and installment, repairs/replacement of doors, window hardware, ceiling grid, walls, signs, desks, counters, shelves and tables and general office furniture.
  • Maintains various commercial kitchen equipment.
  • Monitors and manage compliance with environmental, health, building codes, safety laws/regulations and ADA accessibility guidelines.
  • Performs a broad spectrum of carpentry and hardware repairs and installations such as door closers, kick plates, hinges, locks and key cylinders. Maintains confidential District lock and rekeying records. With the exception of keys, orders and maintains a supply of all other door and keying parts, including but not limited to, door closers, latches, strikes, pins and cylinders.
  • Reads and interprets blueprints, sketches and technical diagrams.
  • Performs a variety of plumbing repairs/maintenance, including but not limited to, restroom commode and sink fixtures, drinking fountains, snaking drain lines and rerouting of plumbing.
  • Ensures specific operations and maintenance guidelines are followed for site specific equipment.
  • Assists grounds and custodial personnel with snow removal either manually with snow shovel and/or operation of walk-behind snow blowers/throwers or truck-mounted snow plows.

  • Demonstrated working knowledge of work safety procedures, such as lockout/tagout and asbestos safety.
  • Knowledge of general operation safety practices and procedures and skill in adhering to those safety practices
  • Knowledge to analyze situations, define issues and draw conclusions.

  • Ability to comprehend and use blueprints/schematic diagrams.
  • Ability to work outdoors in inclement weather conditions.

  • Ability to manage time and responsibilities, adapt to changing work priorities, and meet deadlines and schedules.
  • Ability to set priorities, work as part of a team and work with and manage frequent interruptions.

  • Keep accurate computerized and paper records, work proficiently in the use of e-mail, and other computer applications as assigned or required.
  • Communicate effectively with employees and the public both in person and over the phone.
  • Establish and maintain effective working relations with supervisor, coworkers and the public
  • Be a successful team player, and represent the department and Belgrade Schools to others in a professional and courteous manner.
  • Ability to read, write and speak English fluently.

  • Demonstrated competence trouble-shooting, calibrating, maintaining and repairing building control and air-handling/heating systems and equipment.
  • Demonstrated competence interpreting and applying plans, specifications, control diagrams, and operations and maintenance manuals (such as for HVAC systems and controls.)
  • Demonstrated competence using test equipment, and hand and power tools used in the adjustment, maintenance, and repair of building HVAC and piping systems.

Required Qualifications
  • Any combination of training, education and experience equivalent to graduation from high school.
  • Five (5) years full-time (or part-time equivalent) relevant work experience in the maintenance and repair of institutional/commercial building mechanical systems and equipment.
  • Successful experience with, computerized building management systems, pneumatic, electric and electronic HVAC controls and systems.
  • Demonstrated experience with building maintenance, preventive maintenance and repair procedures (e.g., mechanical, electrical, plumbing, carpentry, masonry, etc.) and record keeping systems.
  • Demonstrated successful supervisory or lead worker experience.

Preferred Qualifications
  • Successful experience working with chemical treatment of boiler water and heating loops.
  • Successful experience working in a public school or institutional environment.
  • Successful experience working with air and water system balancing.
  • Post-secondary training in a trade.
  • Journeyman level trade knowledge.

Necessary special requirements:
  • Montana Driver's license or the ability to obtain license within three months of hire date.
  • Possess a Boilers License or the ability to obtain one within one year from start date.

Physical and Mental Demands and Work Hazards
  • Perform physical tasks such as moving and lifting materials and equipment (50-75 lbs.) on a frequent basis.
  • Working from and negotiating elevated catwalks, stairs, ladders and confined spaces.
  • Working with and around moving equipment such as motors, pumps, fans and air compressors.
  • Carrying, pushing, and/or pulling; some climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling.
  • Significant fine finger dexterity.
  • Physical ability to climb ladders to access roofs, catwalks, etc.
  • Specific vision abilities required by this job include close vision, distance vision, depth perception, and the ability to adjust focus.
  • Handling and applying water treatment chemicals.
  • Working under occasional temperature extremes, including humid/hot mechanical rooms.
  • Regularly works outside with varying temperature extremes.
  • Noise levels in the work environment fluctuate in the range of quiet to extremely loud.
  • Required to be able to hear conversations in loud and quiet environments.
  • Exercises flexibility and the ability to shift from one task to another.
  • The employee frequently works within time constraints and must maintain attentiveness intensity.
  • Guidance and reinforcement are regularly unavailable.
  • Frequently involved in interactions which require oral and written communications.
  • Constant travel/mobility between District school buildings and facilities will be required.
