Job Summary and Qualifications

The Maintenance Operations Supervisor is a semi-working supervisor in his/her area of expertise and manages the day to day operations of the Maintenance section of the Facilities Management department. He/She is responsible for directing hospital maintenance staff in repairs, preventive maintenance, Grounds maintenance and emergency system and equipment failures restoration related to maintaining peak operations of the hospital. The Maintenance Operations Supervisor will work closely with all Hospital Departments and when applicable Physicians, Patients, Visitors in the execution of their duties in providing quality care.

Minimum Education, Experience, Training, Required Knowledge, Skill, Abilities and Other Job-Related Characteristics:

1. Education: High school diploma or equivalent

2. Experience: Five years in a healthcare environment AND five years supervision experience.

3. Employee completes initial and ongoing training and competencies as defined by service line, facility and department/unit which are specific to the needs of the patient population served (if applicable).

     A. Fundamental knowledge of mechanical, electrical, plumbing, and pneumatic disciplines. Must have at least a high level of demonstrable expertise for supporting his/her work force. 

     B. Fundamental knowledge of mechanical trades, cost estimating and manpower, utilization, interpretation of blueprints and schematics, budgeting and resource allocation, personnel                    management, labor laws and regulations, record keeping. 

     C. Computer skills including but not limited to, Word, Excel, Visio and computer generated work order systems.  

     D. Will possess demonstrable knowledge of Regulatory codes and standards as enforced by TJC, CMS, TDSHS, IBC, IFC, TCEQ etc.  

4. Preferred: One year of Trade School, Technical Training Courses 

Minimum License, Certificates, or Registrations Required: 

Maintains current City of San Antonio Electrical Maintenance Technician license. 

Essential Job Functions: 

1. Participates in monitoring and managing events that affect the daily operation of the department such as, but not limited to, updating preventive maintenance programs, monitoring work order flow and completion. Manages day to day customer unscheduled work orders, backlogs, scheduled work orders and equipment break-downs utilizing available staff, while maintaining customer satisfaction based on feedback for work order status. Build and maintain data for systems and procedures in Word and Excel spreadsheet forms, input on employee ratings and occasional discipline, parts and service purchase order systems, peer interviewing, pre/post construction project input and quality standards, incumbent/new employee training and personnel scheduling. 

2. Completes his/her job assignments as well as overseeing multiple departmental processes. Demonstrate a high level of ability to stay current on hospital regulatory codes, equipment, mechanical trades and construction industry information as it relates to position responsibilities. 

3. Will work with other members of the department promoting a team effort in the event of unusual or emergency conditions with calm, confidence and ensure that appropriate notification is given to the affected hospital departments as well as necessary Facilities Management personnel. Must be able to communicate professionally with interdepartmental employees as well and be proactive in dealing with situations that could possibly become problematic if left unattended. 

4. Promote safety and infection control programs and is safety conscience. Maintain and support safety programs such as, but not limited to, lockout/tagout, proper ladder utilization, eye protection, hand and skin precautions. Keep abreast of current infection control practices and procedures and be able to effectively train the department personnel in these programs as well. Is knowledgeable on applicable codes and standards and works in concert with all staff to achieve day to day compliance. 

5. Offers assistance as needed to departmental personnel other than in his/her own area of expertise, be cognizant of activities during all shifts, and have excellent communication skills in order to facilitate good transfer of needed information to departmental/interdepartmental personnel as well as supply and service vendors. 6. Demonstrates restraint, composure and objectivity in all dealings with departmental personnel, be a champion for Methodist Excellence standards and should always demonstrate the highest level of ethical practices in all situations.

2. Must learn and comply with System and facility safety policies and rules; must use appropriate safety equipment and procedures at all times; must immediately report all unsafe conditions to supervisors; must be familiar with all safety features of equipment, tools or materials encompassed by job duties; and must check with supervisors (prior to job performance) if there is a question as to the safe procedure to be used for any job function. 

3. Adheres to the MHS Code of Conduct and demonstrates ethical behavior as expected by our patients, colleagues and the community. Understands the personal obligation to report any activity that appears to violate applicable laws, rules regulations or the Code of Conduct itself. 

4. Completes his/her job assignments as well as overseeing multiple departmental processes. Demonstrate a high level of ability to stay current on hospital regulatory codes, equipment, mechanical trades and construction industry information as it relates to position responsibilities. 

5. Completes other duties as assigned.
