Job Description
- Plan, prioritize, assign, supervise and review the work of maintenance staff; provide clearly defined performance standards.
- Manage maintenance and repair tasks, including painting, flooring, plumbing, electrical, and general repairs.
- Conduct inspections of units to assess maintenance needs and repairs.
- Coordinate with Property Managers to schedule unit repairs.
- Enforce safety protocols and ensure all repair activities comply with local, state, and federal regulations.
- Work with external contractors and vendors to provide maintenance services.
- Ensure satisfactory completion of work by employees and contractors involved in unit repairs.
- Monitor expenses and stay within the allocated budget for maintenance and repair tasks.
- Ensure cleanliness and curb appeal are maintained on CMHA’s buildings and grounds.
- Communicate with residents regarding planned maintenance activities and any potential disruptions.
- Monitor staff’s time and attendance and assuring that correct time is submitted to payroll.
- Conduct regular performance reviews and training sessions for the maintenance staff.
- Assist in addressing and resolving issued code violations for CMHA properties.
- Make reports of on-the-job injuries and damage or loss of equipment and supplies.
- Keep statistical data for work groups to define and/or revise work standards.
- Travel throughout the Hamilton County to attend meetings or perform other job functions during work and/or non-work hours; and
- Perform additional duties as assigned.
QUALIFICATIONS:
To perform this job successfully, an individual must be able to perform each competency satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
DESIRED QUALIFICATIONS:
- Demonstrated capacity and experience in the supervision of a maintenance work force in a unionized environment.
- High school diploma or equivalent experience.
- At least five (5) years’ experience in general maintenance and repair work at the next lowest level of difficulty.
- Demonstrated knowledge of basic plumbing, HVAC, electrical, pest control, carpentry and painting skills.
- The candidate must possess and maintain a valid driver’s license in state of residence, and maintain an insurable driving record under the terms and conditions of the CMHA auto liability policy.
- The candidate may have no more than 6 accumulated points in 3 consecutive years.
