The function of the part time Onsite person is to oversee and maintain an orderly building, including entranceway, lobby, halls, laundry room, stairwells, garages elevators and sidewalks; to perform minor plumbing, electrical and general maintenance repairs, interior and exterior painting; and to respond to residents’ or building emergency needs. Part time Onsite person does not have to live onsite
Primary Duties:
2-3 Times per week
· Check lobby (including glass and mirrors).
· Check around trash and recycle chutes. Unblock as needed.
· Clean any graffiti found onsite.
· Report any graffiti on sidewalk structures (mailbox, fire hydrant, etc.) to 311.
· Perform security check of all locked doors and access points.
· Check flowerbeds for trash
· Check on washers and dryers
Once Per Week
· Check interior light bulbs for working order. Change as needed.
· Check outdoor lights. Change as needed.
· Water plants/trees at entry as needed.
Once Per Month
· Check Dust wrought iron around exterior for cobwebs and dirt.
· Check Dust canapé lights and entry walls.
· Check Clean garage oil spots.
· Identify maintenance problems and needs for repair. Notify BAPS management or the Board of Directors of deficient items.
· Keep all areas of the building free of flammable materials and report safety concerns to BAPS management or the Board of Directors.
· Adjust timer settings for outdoor lights as necessary.
· Check and touch up paint in common areas as needed.
· Arrange access to common areas for HOA contractors.
· Inspect worksites at job completion to make sure area is clean and safe.
· Be present when movers come in and leave to make sure that all affected common areas are in the same condition as before and that entrance gates are closed.
· Additional general maintenance tasks will be assigned which may include painting, plumbing, electrical maintenance, gardening or general repair.
· Assist with extra guest parking when two HOA guest spaces are reserved.
· Return calls promptly from vendors, residents or property owners.
· Receive and distribute mail or packages sent to residents.

· Must have a California Driver's License and insurance.
· Must be able to climb stairs, use step ladders.
· Must be able to lift 20 pounds, safely and correctly.
· Computer experience and proficiency in MS Excel, MS Word, and Adobe Acrobat is required.
· Must be able to do simple maintance tasks.
· Must be able to assist old / new home owners in moving out / in, conducting move out inspections, documenting all necessary information required by guidelines.
· Digitally maintain and record owner / tenant information as required pertaining to accessing the buildings entry system to ensure security of all files and records.
· Complete daily property walks and detail any items or areas that need to be replaced or repaired, for all common areas including landscaping, laundry, signage etc. (as applicable).
· Communicate any repairs or issues to the HOA Board or HOA Manager.
· Always keep the property grounds and building clean and presentable.

Pay: $24.00 - $28.00 per hour
