Plan, coordinate, perform, and supervise maintenance operations including: repairs, inspection, installation, and modification of building heating, ventilating, air conditioning, refrigeration (HVAC/R), electrical systems, plumbing systems, building maintenance, and grounds of all Mid campuses.

Responsibilities
- Provide leadership, supervision, coordination, and assistance with all facets of building and grounds maintenance operations.
- Manage maintenance department and make recommendations for improvement, repair, or replacement of facilities' systems.
- Develops and plans maintenance and replacement of MEP systems
- Develop specifications and /or cost estimates for MEP projects
- Requisition material as needed; assist in specifying and estimating materials, equipment and staffing for identified projects.
- Assist the Director of Facilities with planning initiatives, capital improvement programs, modestly sized construction projects, refurbishment, maintenance contracts, and the departmental budget.
- Assign work tasks; evaluate employees' work and conduct Annual Performance Reviews.
- Enforce safe work standards; maintain records and prepare clear, comprehensive reports as required.
- Operate specialized and seasonal equipment such as a front-end loader, dump truck, fork lift, scissor lift, snow plow; assist with seasonal work, if needed.
- Support and serve as a role model for the College's mission, vision, values, strategic and service initiatives. Adheres to Mid's policies, procedures, and compliance guidelines.
- Perform other duties as assigned.
Qualifications
Knowledge, Skills, Abilities:
- Ability to climb to/from and work at various heights on ladders, scaffolding, and roofs in a safe and effective manner.
- Broad knowledge of HVAC/R theory and principles of commercial/industrial MEP systems, including electronics and pneumatics.
- Knowledge of building codes, fire, health, and safety standards.
- Knowledge of and ability to implement and monitor OSHA requirements.
- Effective leadership skills to lead the team effectively.
- Written and computer skills necessary to prepare required documentation and reports.
- Ability to efficiently read blueprints
- Statistical and analytical skills to prepare and present departmental data and reports for planning purposes.
- Interpersonal skills necessary to effectively communicate with various constituencies, including students, faculty and administrators, business/industry representatives, and community members.
- Strong supervisory and management skills that effectively delegate assignments to staff and manage facilities operations.
- Ability to read, speak, write and understand the English language, efficiently.
- Ability to adapt and respond to multiple priorities and demands, multi-task, handle concerns of students/staff/faculty, respond to emergency situations, and resolve problem situations in a positive manner.
Education, Certification, Licensure:
- Associate's degree from an accredited institution in an occupational/technical program or equivalent certification combined with years of service required.
- EPA Refrigerant Handling License - Type Universal required within 90 days of hire.
- Valid Michigan Driver's License Required.
Experience:
- Five or more (5+) years experience working with/on commercial/light industrial MEP systems (i.e. HVAC/R, electrical, plumbing, etc.) required.
- Three or more (3+) years in a Supervisor capacity required.
- Three or more (3+) years of experience operating the specialized equipment outlined in Essential Job Function above preferred.
Working Environment:
- The job responsibilities of this position are performed in an environment which requires a professional image and demeanor, on-time attendance and reliability. The environment has moderate, discomfort due to heat, cold or dust. There is moderate noise within the environment.
- There will be occasional travel to other college locations.
- There may be occasional travel for conferences/training.
- Duties are performed in an independent atmosphere without close direct supervision.
- The job has regular periods during which continuous physical exertion is required, such as walking, standing, sitting, stooping, bending, climbing, lifting material or equipment, some of which may be heavy or awkward (5- 50 pounds).
- Must meet reasonable and sometimes shifting deadlines, quotas, or demands for accuracy, and may be involved in some unpleasant situations.
- Typical work schedule is 7:00am - 3:30pm with flexible or extended hours as needed by department demands.
