Our Maintenance Directors are responsible for:

  • Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, H.V.A.C., landscape, carpentry work, painting, and equipment repair.
  • Ensure walls, floor coverings, doors, windows, furniture, woodwork in the common areas of the community are properly maintained and repaired.
  • Repair and maintain vacated rooms in a timely manner which includes painting walls and cleaning carpets.
  • Responsible for all in-house plumbing, e.g. sinks, toilets and bathtubs.
  • Responsible for minor electrical work within units and in common areas, e.g. light switches, wall outlets, garbage disposals, etc.
  • Responsible for painting of all apartments and common areas.
  • Repair, clean and maintain all carpet, floor coverings and furniture.
  • Responsible for completing all work orders in a timely manner – noting any other work completed at the location but not listed on work order.
  • Document safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines.
  • Preventative maintenance and cleaning of the community vehicles (busses, cars, and vans).
  • Inspect apartments at time notice to vacate is given for any necessary work (i.e. carpet replacement).
  • Conduct monthly, quarterly, semi-annual and annual testing and maintenance to community equipment as appropriate. Examples: Kitchen equipment, hot water heater, exhausts systems, etc.
  • Conduct and document emergency evacuation drills as required by state and federal laws.
  • Responsible for coordinating fire drills for all shifts and documenting each fire drill each shift once a month.
  • Responds immediately and appropriately to all accidents and emergencies, based on established protocol.
  • Maintain and test all emergency call systems including pendants or any other accessory type devices.
  • Test all emergency call peripheral equipment prior to move in.
  • Where applicable conduct weekly checks and maintenance to back up permanent mounted or portable generator.
  • Assist with training and development of safety procedures and hazard communications.
  • Responsible for the direction, training and support of all other direct report staff as assigned.

If you are someone with:

  • H.S. Diploma or equivalent.
  • 1-3 years related experience or training; or equivalent combination of education and experience required.
  • Proven ability to manage vendors for maintenance projects as needed.
  • Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating and HVAC skills.
  • HVAC Certification preferred.
  • Prior supervisory or managerial experience preferred.
  • Senior living maintenance experience preferred.
