Guardian has an immediate need for a Full-Time Maintenance Assistant/Housekeeper to join our experienced and committed team at Alder House!

Alder House is an affordable community with 131 units.

A Maintenance Assistant’s primary role is to assist and support in the required cleaning necessary to maintain curb appeal and the overall appearance and quality of the property listed above. This position is responsible for ensuring that all cleaning and housekeeping work is done in compliance with OSHA regulations and Guardian policies and procedures. We are willing to train the right individual, so this is an excellent entry level opportunity for individuals interested in a career in property maintenance.

Schedule: 40 hours / week.

Compensation: $19-20/hr DOE + benefits!

Minimum Qualification Requirements:

The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.

  • High school diploma or GED.
  • Possess basic knowledge of cleaning techniques and product use.
  • Possess basic knowledge of building and grounds maintenance such as changing lightbulbs, raking.
  • Ability to lift a minimum of 25 lbs.
  • Attention to detail and organizational skills.
  • Ability to speak, read and write in English.
  • Ability to communicate effectively and in a timely manner, both verbally and in writing.
  • Ability to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.
  • Possess basic computer-literacy and willingness to complete regular tasks using standard computer or web-based technology.

Preferred Qualifications:

The qualifications listed below are representative, but not exclusive of the knowledge, skill and/or ability required.

  • Previous janitorial, cleaning, or light building maintenance experience.
  • Ability to a minimum of 50 lbs.
  • Comfortable on ladders at heights of 15 feet.

Essential Functions:

To perform this job successfully, an individual must be able to perform each essential function satisfactorily with or without reasonable accommodations.

  • Always represent Guardian in a positive and professional manner.
  • Support supervisor’s efforts to ensure that the company’s efforts fully meet and exceed property management obligations.
  • Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.
  • Walk common areas daily, clean and maintain all common areas.
  • Maintain and clean common areas, entryways and dumpster/recycling areas daily.
  • Alert supervisor of any potential liabilities or repairs. Identify property problems and repairs needed in the areas of structural, electrical, plumbing, and appliances.
  • Keep the model unit/s in condition to show and make sure that the office, maintenance work areas, grounds and common areas are always neat and clean.
  • May be required to carry a property cell phone and be on call for emergencies.
  • Communicate with supervisors about any issues, or resident questions or concerns brought directly to the Maintenance Assistant.
  • Always follow confidentiality guidelines for resident, property, owner, and Guardian information.
  • Accurately record time worked, adhere to time keeping guidelines including approving site staff time records daily.
  • Liaison with corporate departments to provide a team approach to the management of the property.
  • Establish and maintain collaborative working relationships between departments and with coworkers.
  • Constantly strive for improvements in work process and results to better meet resident needs, ownership goals, and company standards.
  • Other duties as assigned by the Community Manager, Maintenance Supervisor or Portfolio Manager.
