Job Title: Leasing Agent
Job Overview:
As a Leasing Agent for a 90-unit apartment complex, you will play a crucial role in the overall success of the property by effectively managing the leasing process. Your primary responsibilities will include showcasing available units, conducting property tours, screening potential tenants, and facilitating lease agreements. Additionally, you will be the main point of contact for prospective and current residents, providing excellent customer service to ensure a positive living experience. Experience with the Housing Choice Voucher Program is highly desirable.
Key Responsibilities:
- Property Presentation:
- Showcase available units to prospective tenants, highlighting key features and amenities.
- Maintain a well-organized and visually appealing leasing office and model units.
- Tenant Interaction:
- Respond promptly to inquiries from potential tenants and schedule property tours.
- Build and maintain positive relationships with current residents, including those utilizing the Housing Choice Voucher Program, addressing concerns and inquiries.
- Leasing Process:
- Conduct thorough tenant screening, including background checks and credit evaluations, with a specific understanding of Housing Choice Voucher Program requirements.
- Prepare and review lease agreements, ensuring compliance with property policies, fair housing regulations, and the guidelines of the Housing Choice Voucher Program.
- Facilitate the move-in process for tenants participating in the Housing Choice Voucher Program, ensuring adherence to program rules and regulations.
- Market Research:
- Stay informed about local rental market trends and competitor properties
- Recommend pricing strategies and promotions to attract and retain tenants participating in the Housing Choice Voucher Program.
- Administrative Tasks:
- Maintain accurate and up-to-date records of leasing activities using property management software.
- Assist in the preparation of monthly leasing reports.
- Customer Service:
- Provide exceptional customer service to tenants addressing concerns and resolving issues.
- Collaboration:
- Work closely with property management, maintenance staff, and other team members to ensure seamless operations.
- Collaborate with marketing efforts to develop effective advertising strategies that reach and cater to individuals with housing assistance vouchers.
Qualifications:
- High school diploma or equivalent (Bachelor's degree in a related field is a plus).
- Proven experience in leasing or customer service, preferably in the real estate industry.
- Experience working with the Housing Choice Voucher Program.
- Strong interpersonal and communication skills.
- Familiarity with property management software.
- Knowledge of fair housing regulations and leasing practices.
- Ability to work flexible hours, including weekends.
