2nd Class C Boiler License, 1 st Class or Chief License preferred.
 
Competitive salaries and benefits per Local 284 union contract. Job Summary
The Lead Custodian oversees and evaluates custodial personnel needs, the maintenance and operations of buildings, plumbing, heating and electrical systems to provide a safe and comfortable environment for staff and students.
 
Task/Description

1. Determines, assigns and evaluates custodial cleaning routes. Conducts some inspection of all areas to ensure that work is being carried out in an orderly and proper manner.
2. Inspects and monitors heating, plumbing and electrical equipment for efficient and proper operation.
3. Makes repairs to electrical, plumbing and heating equipment that do not involve installing or creating new systems including, but not limited to the replacement of existing electrical fixtures, plumbing fixtures, HVAC equipment, and other operational systems. Also inspects and maintains the playground.
4. Coordinates and participates in snow removal at the site.
5. Assists with building searches, conducts fire drills, and helps with lockdown drills.
6. Places the order for custodial supplies as provided by the Night Lead custodian, along with other orders for equipment and supplies to perform proper operational maintenance of the building.
7. Monitors the work of outside contractors or suppliers to ensure work performed meets job specifications. Notifies the Director of Buildings and Grounds of any problems.
8. Cleans boiler, boiler devices and hot water heaters and inspects for wear or needed repairs to ensure heating systems operate properly and meet and pass state or insurance company inspections.
9. Develops and utilizes a preventative maintenance program to ensure all building equipment is maintained per the manufacturers recommendations.
10. Monitors and schedules Energy Management System to ensure efficient operation of all building equipment.
11. Ensures custodial staff maintains proper labeling of all chemicals per Right-to-Know guidelines.
12. Maintains all pertinent records, reports, and other paperwork.
13. Coordinates and assists with set up for school day events and cleans up after the event.
14. Assists in preparing the capital facility and LTFM budgets to make recommendations on budget for effective building operation or equipment replacement.
15. Maintains the operational equipment for the pool to ensure proper water chemistry for industry best practice and to pass state inspections.
16. Coordinates, and participates in, the building check schedule.
17. Ensures sub custodians are assigned to cover shift openings due to absences.
18. Fills in for day custodian due to absence from the building.
19. Performs other duties as assigned or apparent.

 
Qualifications
Strong supervisory, interpersonal skills, Effective communication and organizational skills
Mechanical ability
Knowledge of cleaning methods, materials and equipment
Ability to use technology for email, HVAC controls, and Microsoft office or Google Docs and Sheets
1 st Class C boilers license within 12 months of hire
Ability to obtain Pool operators license within 3 months.
Must be able to lift 50 lbs.
Ability to be flexible in job assignments
