Primary Responsibilities:
Due Diligence & Entitlement
- Complete city applications and assure timely processing of annexation, zoning, subdivision, and other city applications.
- Confirm that submittal documents and drawings are complete and accurate.
- Attend and Present at various city meetings as needed for each project (City Council, Planning Commission, DRC, etc.)
- Effectively create and manage entitlement schedules in Smartsheet and coordinate these schedules with the financial analyst and the project proforma; all within applicable contract dates outlined in acquisition purchase agreements.
- Provide due diligence research on project including:
- feasibility studies, availability of utilities, zoning regulations, floodplain, wetland delineation, impact fees, adjacent developments, etc.
- Support the Land Acquisition team as needed and appropriate.
- Review title policy reports and prepare objection letters to address exceptions.
- Oversee the creation of project Homeowners Associations and manage the association until handoff to residents.
- Review plats for accuracy and identify specific issues that should be part of the seller disclosures for the community.
Budgets:
- Create and manage and enforce project budgets in the Fieldstone Budget Tracker (including cashflow timing) for all projects going through entitlements.
- Coordinate with financial analyst to ensure budgets in the project proforma’s are up to date and accurate.
- As often as needed, update budgets and clearly communicate changes to scope, strategy, challenges. Budgets are finalized in a formal business plan on a quarterly basis and must be submitted to the VP Land Acquisition prior to quarterly deadlines.
Internal Project Hand off:
- Must assure that project handoff is seamless between Acquisition, Development, and Operation departments.
- Support handoff of HOA from Fieldstone to the residents of a community.
General Duties:
- Effectively interact with external parties that include municipalities, third party consultants, brokers, land sellers, and other Real Estate related companies.
- Assist in with presentation materials for investors, management team, city officials, and consultants.
- Coordinate site walks, A&E site design walks and other site/field visits.
- Responsible for keeping current all information and documents.
- Responsible for the accuracy of the documents saved to the Fieldstone File System.
- Must regularly remove old files and clearly identify new ones using the department’s file organization policy.
Must set appropriate expectations, and maintain accountability, with consultants and vendors for deadlines, scope of work, and costs.

Pay: $60,000.00 - $95,000.00 per year
