**THIS IS NOT REMOTE POSITION**
The M3C Industrialized Construction Estimator and Preconstruction Manager will help develop designs and cost estimates for IC components of the assigned projects using software to simulate the construction process and evaluate the costs of design choices. The Estimator may often consult databases and their own records to compare costs of similar projects. An Estimators’ work product may include cost identification of elements such as materials, equipment, and labor as well as a timeline for Manufacturing.
Requirements
Duties/Responsibilities:
- Develop M3’s estimating system (SOP) including computer programs, manuals, database, and forms.
- Review proposal specifications, drawing’s, regulations, and attend/lead design and pre-bid meetings to determine scope of work and required contents of estimate including conceptual estimating to ensure quality control compliance of the process and estimated costs.
- Develop and provide complete, accurate and timely detailed estimates representing a project’s Industrialized Construction components, costs, general conditions, required overhead and profit.
- Perform quantity take-off of required units, materials for plan/spec and design build projects.
- Coordinate with vendors and subcontractors for quotes, databases, and specification compliance.
- Maintain all files of working bid documents, notes, and assumptions of project estimates.
- Perform layout/design assist as required to provide a complete system for estimating purposes when the documents are not complete.
- Define productivity requirements for the uniqueness of each project.
- Develop conceptual budget estimates from narratives and/or sketches.
- Design components for projects including manufacturing, building and pre-construction services.
- Create systems for efficient standard operating procedures that ensure excellence in customer service.
- Perform other related duties as assigned.
Required Knowledge/Skills/Abilities
- Possess the necessary skill set to provide support in the estimating process for plan/spec, conceptual, design assist, and design build delivery methods.
- Demonstrate proficiency in structuring the estimate and setting up models to support the unique project RFP language in defining cost components.
- Ability to interpret architectural, structural, plumbing, electrical, finish, and mechanical plans, and be familiar with various electrical systems and terminology.
- Above-average skills in Microsoft Office products and knowledge of current computer trends/technology.
- Strong mathematical skills and exceptional attention to detail.
- Familiarity with Procore, Building Connected, On-Screen Takeoff (OST), Excel, and Bluebeam software packages.
- Ability to manage multiple projects and deadlines simultaneously.
- Possess strong organizational and analytical skills.
- Effective interaction with vendors, customers, field, manufacturing, sales, and office staff.

Education and Experience:
- Specific knowledge and experience with Estimating Software systems is required.
- At least three years of experience in estimating and preconstruction on healthcare and commercial projects, as well as IC.
- Experience with Revit, Navisworks, and design software is a plus.
- Previous experience as a Superintendent, Project Manager, or Journeyman is preferred.
- Knowledge of Building codes, HCAI, and DSA is preferred.
Physical Requirements:
- Extended periods of sitting at a desk and working on a computer.
- Must be able to lift up to 45 pounds at a time.
- Attend manufacturing or construction site walks and be able to climb ladders.

Salary Band: $90,000/year - $145,000/year DOE
