As an Industrial Real Estate Acquisitions Analyst at Riverbank Capital, you will play a pivotal role in identifying, assessing, and acquiring off-market land opportunities for ground-up flex space warehouse developments in the Fort Worth area and surrounding regions. Your primary responsibilities will involve conducting market research, evaluating land parcels, and collaborating with city zoning departments to understand local opportunities for flex space development. Responsibilities:
Land Acquisition: Identify, evaluate, and acquire off-market land opportunities suitable for ground-up flex space warehouse developments in Fort Worth and surrounding areas. This includes conducting thorough land feasibility studies and due diligence.
Market Research: Conduct research and analysis of the local Real Estate market to understand demand for flex space warehouses, potential tenants, and competitive landscape.
Property Evaluation: Assess the suitability of identified land parcels for flex space development, including zoning compliance, site characteristics, and development potential.
Financial Analysis: Create specialized financial models to evaluate the profitability and feasibility of ground-up flex space warehouse developments, including cost estimations, financing options, and return on investment (ROI) calculations.
City Collaboration: Establish and nurture relationships with city zoning departments in Fort Worth and surrounding areas. Work closely with them to understand local zoning regulations and explore opportunities for flex space development projects.
Data Collection: Gather and maintain data on land deals, property listings, sales, and market data specific to ground-up flex space warehouse development opportunities.
Market Reports: Prepare reports and presentations that summarize market trends, property performance, and investment opportunities related to ground-up flex space warehouse developments.
Client Interaction: Collaborate with clients, brokers, and other stakeholders to understand their specific needs and objectives for flex space warehouse projects, and provide data-driven recommendations accordingly.

Qualifications:
- Bachelor's degree in Real Estate, Finance, Economics, or a related field. A Master's degree or industry-specific certifications (e.g., CCIM) is a plus.
- Strong analytical and quantitative skills with proficiency in financial modeling and data analysis tools (Excel, ARGUS, etc.).
- Specialized knowledge of land acquisition for ground-up flex space warehouse developments, including property suitability assessments and due diligence.
- Excellent communication skills, both written and verbal, for preparing reports, interacting with clients, and collaborating with city officials.
- Attention to detail, organizational skills, and the ability to work independently and as part of a team.
- Understanding of Real Estate valuation methods and market research techniques tailored to ground-up flex space warehouse projects.
- Familiarity with Real Estate software and databases (e.g., CoStar, LoopNet) specific to land acquisition and development.
